    Oh no Hypno - that's rubbish! Really hope you can find a way to sort this - I'm sure you will, although it would be nice for something to run smoothly wouldn't it.

    Hypno - Sorry to hear your news.

    Do you need to use this lender, presumably it's the current lender so cheaper to switch with, but maybe they're using that.

    Normally the offers are open for a certain length of time, so you do have time to look into other alternatives. Some lenders are more willing to lend at the moment than others, and supposedly that's impacting on the survey valuations, so maybe you just happened on a bad one.

    A lot of people are saying house prices are going to rise, so can you wait and try again nearer the summer, when the housing market & prices normally pick up? Presumably you'd have to come to some sort of formal agreement with carrying on with the joint mortgage for a while.

    Hope you end up with a solution you're happy with Hypno.

    Rats to the carp news about the mortgage. You could try getting another valuation, but I doubt it would differ much. So it's either keep the status quo or try and find that extra £250 a month, and then it will be tight. Looks like you will have to reconsider the student idea. Is downsizing to a smaller place feasible? Mind you, your house could be on the market for months so there's no guarantee of anything happening quickly. I suggest giving yourself some sort of treat tonight, you need it. Maybe a solution will become clearer in the morning.

    I'm tied in with Halifax as it is a 10 year fixed rate mortgage and the penalty for moving it elsewhere would be greater than the amount I am having to find to leave it where it is.

    I will probably have students again, but at the moment I need some space for me and the children, and don't know that I can cope with someone else in the house right now - oh, and there is no furniture in the students' room anyway!

    Interest only - having only just moved to repayment, the thought of IO is scary - we went IO for 6 years until the debt was under control, and the difference in the monthly payment now that we are paying catch up is significant - if I went back onto IO, I would have to catch up eventually, and the gap will widen and could prove to be more difficult in due course.

    No, I will just have to knuckle down, as I have done before, and deal with it - budgets that are tighter than tight are nothing new to me, frustrations with financial institutions are nothing new to me. Been there, done that, and will continue to wear the t-shirt, even if it is a bit past its best.

    Blast it..... but I'm so glad you've got your mum able to loan you the money. And I can well understand you don't want students in the house at the moment, but its a really good idea for say, a year's time, I remember what a difference it made to your budgets.

    I really hope for your sake you're managing to not-crumple at work. Just keep it at the back of your head till you get home - is the paint in the ensuite dry enough for the place to be useable yet? A long soak there seems indicated again.
