    Thanks for setting the Christmas Challenge Hypno, just updated my figures and had to set a new target :j

    Yet again it was weird one off items, we'd got lots of hotel loyalty scheme points, and one scheme was changing, and the other you have to use once in 12 months or lose the points. So booked a weekend & a longer break, and they were posh hotels, so saved a lot :D

    Doubled the original target now, hope it's achievable, but I didn't think the first one was really when I set it, as I only count mse type things and vouchers and loyalty schemes etc. Hope there's some more big one off's happen this year.

    Oh Hypno, you were on a real rollercoaster yesterday, weren't you.... how horrible - is the headache any better now? Ibuprofen is cheap at Boots, the value range - 36p for 16 tablets, thats as good as it gets. Its anti-inflammatory too, so would help with the aches and pains from the decorating. And drink lots of water too.

    Well. I'm sorry for telling you what to do - its just so awful knowing that you feel so bad, and all we can do here is to support you, and all you can do is live through it :(

    Well, the valuation didn't go my way - fell short by £15,000 and even appealing it, the guy said that he had valued it at the top end of the range :mad:

    So, I needed to borrow approx £193k to include the mortgage, secured loan and barclayloan.....and therefore the value of the house needed to be £240k.....

    The value of the house was marked as £225k, so the max I can borrow is £180k, which doesn't cover the secured loan and mortgage that already exists on the property - yet alone the barclayloan.

    So, they say I need to forget the barclayloan, which is fair enough, and just means that my budget is uber tight as I have to continue paying for it.

    But as well as that, they are saying I have to pay £4000 off my mortgage before they will consider transferring it to me. Not based on my affordability, income or credit rating, but purely on the LTV. EVEN THOUGH both mortgage and loans have been in place and paid on time for 6 years or so!

    I am very lucky in that my Mum has agreed to lend me the required £4k, but that then puts extra pressure on, as not only do I have to find the additional £250 in the budget each month to pay the barclayloan, but I have to repay Mum asap because she really can't afford to be without that level of savings for very long.

    So.....needless to say, my headache hasn't shifted......and I am working really hard at not crumpling today :mad::mad::mad:

    Hypno set up a thread on the debt free diaries, save £20k by Christmas 2010, but people are setting their own targets. Some also do it by including their normal regular savings & the capital repayment element of mortgage payments, rather than mine which is purely mse type savings & loyalty schemes. It's normally on the first few pages, of the diaries.

    I know you've only just got rid of the last lot of students but perhaps having another few or even a lodger would allow you a bit more breathing space and go a long way to finding the extra couple of hundred pounds each month.

    Nightmare, I was just thinking the same as Moo2moo. Even if you did a few short term ones.

    Can you put the mortgage back to interest only until the other loan is paid, then concentrate on the mortgage?
