Sorry but I have come on here to vent my frustration about my vendor! He has been very slow in doing things and it appears that he, his solicitor and e.a have all lied along the way. To cut a long story short this has been going on since October and we still haven't exchanged yet! Because of the lies and the fact he doesn;t live in the property but has family members living there I asked for a £2000 retention for 24 hours just to make sure the property is empty and they have left what they are supposed to leave and taken all the rubbish! He won't agree to it and would rather lose the sale. It is all very stressful! Hope you are all having less stress.
Seems like he is giving you the runaround! What does your solicitor think about it all? Hope you ahve better news soon!0 -

Our survey came back and said the amount we will pay was a reasonable amount! There are a few minor points, Like redecoration, kitchen refit, ventilation in the roof- heating sysem. etc but nothing to worry us ! We offered with some of the things in mind, but I still think we are getting a good property and I think its worth what we are paying and thats whats important.

I started packing in November - what a waste of time that was - ha - got my boys things back out again after Christmas to make the house look pretty again in case we got viewings. (The garage is full to the ceiling of books, dvds, photos, ornaments etc etc etc!!) Cant stand the thought of unpacking it all before we move but amazingly you realise what you can do without and do you need it at all !!!????

im here to give hope to all of you trying to sell heres my story p.s. its somewhere in the depths of this thread already lol.
oct 07valuations of 95k went on market (2 identical houses on street had sold for that price within last 6 mnths.)
nov 07 :sold for 90k
jan 08 :sale falls through back on market
>nothing happens a few viewings but no offers we completely redecorate have new carpets and double drive installed and drop price a few times EA keep telling us dont know why not selling blame market conditions.
oct 09 :with our price now at 79,950 we give up hope of selling arrange to rent out property and put offer in on house we love.
jan 10 :get a viewing and an offer accept offer of 74k
i cant believe we have sold after 2yrs all be it for 21k less than original valuations now just hoping all goes well. good luck to everyone both selling

Can I join in? Put an offer in on a place in Sept, raised it a couple of times but no joy. Think the problem is house has been on market for ages and vendors have had to gradually drop price, but still have in their mind that first figure the EA probably promised them? Still thinking about going up a bit in the new year though...can't decide.

Some Vendors are stubborn aren't they - we put offer in last May, lovely house overpriced at £185k, we offered £165k which I thought at the time was a very good offer and now I know I'm right as similar homes are coming on at £140k!!!!!
Anyway, offer rejected, we upped to £168k - rejected. They then dropped to £180k and now in January 2010 they have dropped to offers over £170k, they would snap our hands off now if we offered them £168k but that wont happen as the market has dropped again !!!!
Just think it's their loss not yours - but I suppose its how much do you want the property ???:rotfl: :rotfl: :rotfl: :rotfl: :rotfl:0 -

I've not posted on this thread but have read it with interest. Posting to have a little rant as SO frustrated so apologies in advance!
We are FTB and looked around a number of houses last Saturday - there was one we particularly liked the look of on Rightmove and when we got there we liked it even more! The vendor was showing us round and told us he wanted to be straight with us. They'd received an offer for 149k (house on at 155k) after telling the woman they'd take it off the market for 150k so they decided to still let us look round the house. He seemed really open about everything but obviously we were under a bit of pressure to make an offer. We made an offer of 150k yesterday and this morning were told it had been rejected for the offer of 149k. Obviously we were surprised by this, when questioned the EA said the vendor felt 'morally obliged' to accept the first offer. The EA hadn't actually had a chance to contact the person who offered 149k accepting it so we quickly upped the offer to 152.5k and the vendor has stuck to their guns!
It's so frustrating because - if I was the person offering 149k I'd be very pleased with the vendors integrity, but, as it is, I just can't believe it and why oh why would the vendor let us look round if they were intending to stick with their 'moral obligations'!!!

I would imagine most Vendors would love to have a FTB purchase their house (I definitely would!!).
Put this viewing down to experience, hopefully there are more properties out there with better Vendors who won't mess you around.

Can I join in please? Just left the selling thread. We are now in rented, with money in savings to buy our next home. THere are just no decent family homes for sale at the moment. Really hope people start putting them on now Jan is almost over. Is anyone else noticing a lack of decent stock near them?0

Also a FTB with 30% deposit, put an offer in on a place which i LOVED but someone else bid more, ended up going higher than i wanted to pay, didnt feel like a great start but no one was at fault.
Now found another place, better as a house not a flat but location isn't quite as perfect. Made an offer, have had it accepted, got solictor, she has seen the HIP and now there is a huge legal problem, so having to sit and wait to see if it can be solved or not, its the seller's problem...survey postponed, everything on standstill....
SO stressful, made worse by the fact that soon ill be out of the country working, so will have to do all of this from the wrong side of the Atlantic!!
so scared this is going to fall through.....0
