    We have the exact same situation..hardly any stock, although it really does depend on the area. We were in Herts beforehand and looking on RM at our old area I think we could get a few properties - even better quite a few are chain free. But in Surrey, it's very quiet. We've seen 2 properties through the same agent and have made offers. Both will sell chain free so I'm hoping we get a result on 1. We set end of January as our deadline for this area, if we can't find a family home at a sensible price we will move to a new area. It will cause a massive headache with schools as I've missed the application deadline so may even have to consider private schools. which will hurt financially but might be the only option,

    there is a lease on the freehold, dating back from 1940's still trying to get hold of deeds, and to add to it all everything is taking longer as one of the seller has just had a stroke. I really feel for the family, adn all their other personal circumstances and have no time limit so am not going to rush them, but it isnt helping my stress levels. once the vendor's solictor gets hold of the deeds we will know more......

    as a FTB doing it by myself its all kinda scary and unknown!

    My seller has pulled out even though I retracted the retention. They wanted to exchange and complete on the same day and I wasn't keen because they have been so untrustworthy. so after nearly 4 months they have pulled out. So I now have to tell my buyer who I do not want to lose and start looking again!

    Update on 1 house we offered on - higher offer received and EA advised us we will have to go signifcantly above asking if we want to secure it.
    2nd house - wait til tomorrow for feedback.

    Seriously hacked off..such limited houses that it's a sellers market

    Thank you goldengirl28. I feel quite numb and I will just have to hope my buyer understands and will let me find something else. He is buying it to do up and rent out so he may wait..I just hope so. Not much on the market though where I'm looking. What makes me really mad is that I did see another house I really liked but didn't pursue it because I was halfway into this sale. I've learnt something but will probably feel awful for awhile.

    Looks like things are starting to get moving for me now so I think it's time for me to join this thread.

    Been hunting around for a while (FTB) but we've finally found a property we're keen on. I had been stressing for a long time about applying for an agreement in principle and whether or not we'd get turned down, but in the end we got an A pass which should put us on to a fast track application - VERY happy about that outcome!

    I've now noted interest in the property with my solicitor and once they've had time to evaluate the home report then we'll look at putting in an offer.

    Astara... thats really awful, fingers cross ur buyer understands, I am an understanding buyer so hoping they are like me!

    Surreybased, good lck on the second offer, have u though about what ur plans are for the first offer

    My update, noting new except my mortgage ppl have said that my offer is only valid for 2 months, anyone know if its 2 months still i get them to start moving with it again or 2 months till exchange has to happen? this could be a problem........ ahhh

    Just off the phone from the solicitor who said our offer has been accepted :beer:

    Went in with a cheeky low first offer which was rejected outright, but put it up a little bit for the second and that was fine. Now it's in the hands of the solicitors and I can't wait now to get the keys!
