As for us, called sols on Thurs they are just waiting for the local and chancel search! Bit worried that things moving quick As we have to give 1 months notice! Sols said to exchange contracts give notice and complete 1 month later But our rent date is 14 th feb so 1 month from then will be 14th March!:eek:
Its so long away as vendors buying empty property! SOls said not to give notice till exchange, as we are on peridioc AST we have to give notice on rent day I believe which is the 14th! ARG So i thought we could exchange the 14th feb and then complete on the 7th March , we would have a week of our tenancy left for cleaning and tarting up ( have been here 9 years in a cream home with 3 kids! ) so needs a lick of paint over! ( As i dont have a lot of money left for the overlap!!! silly I know bet we never expected to find a house right now)
Does that sound too long a time for the vendors to wait ! ( they are in same position as us, waiting searches )

Seems fine to me. I think once all people in the chain know the dates they can feel comfortable. It's been a quick process so far hasn't it? Only thing possible is to see if your LL would accept slightly less notice - if you've been good tenants for 9 years you'd hope there would be good will. Could you offer viewings for them in that period of time?
well we lost house nos 1 - went to a much higher price. House 2 still has to make up their mind if they will accept offer - should now be on Monday.
We did see another house this week and hubby offered the asking (I hadn't even seen it but we feel that if it's right we have to strike!). Guess what? seller can't decide if she now wants to sell. Seems she will discuss with family this weekend and let us know. I probadly wouldn't feel so frustrated but it's been a constant stream of similar situations. So on Monday we could have 2 offers accepted, 1 or none!
To ensure we have back up we saw 2 houses today. One I fell for, big time, just gorgeous, totally inpractical for our family so can't go for it BUT boy was I tempted. One of those rare places that had been owned for 50yrs and first time to market.There was so much interest it's likely to go for way over asking price.
One EA is a real pain - demanding that hubby has finances checked by visiting their office - rather than allowing it over the phone. Means he has to take time off work which I don't think is acceptable.

I cant understand why someone would go to all the trouble of putting their house up for sale and then cant decide! If she is dithering now what if she changes her mind half way down the line? She would make me jumpy! I know our vendors have a house to go to ect... but still worried something will happen.

I am so glad we went with the bank directly! We had booked appointment to see them once we saw th house and after the EA we are buying through insisted on booking an appointment with their broker. He said they did not deal with the Woolich as poor customer service, his deal was with abbey. When we saw the mortgage advisor at barclays/woolich he said they did not give good commission to brokers - so that may be the reason, We got a much better deal over 1.5 % less,the arrangement fee was £199 and he has bent over backwards for us! He has been brilliant! So fab service from them. ( he even said he would deal with the EA direct if we didint want to, )
All I have found the EA good at is trying to sell us stuff! Mortgage through them ( we declined ) solicitors through them ( we declined ) Insurance ( we asked for a quote and said no then he asked me why? I said because I want to say no!! God its my choice ) And when they were supposed to send the info to the Sols they didnt, till I contacted them 10 days later, thye said they had sent and it went missing??? Yea ok. If I ever sell it will not be through them!
Regards the LL - I never thought about them having viewings ! Argh We have boxes everywhere! Oh we shall see ! I think they will be shocked we are leaving actually - I know they have kept the rent low as we are good tenants as the ones before did a flit! ( and left fleas)

Feeling really nervous today. We were hoping to exchange last week/early this week, but are waiting for the replies to some queries raised by our solicitors. These haven't yet been returned by the vendor and nobody seems to be able to get hold of them. Apparently both their solicitors and the EA are chasing them up but no response, even though voicemails have been left. I can feel this deal circling the drain, but keep telling myself maybe they have had a family crisis or something and it will all be ok
They are the end of the chain so we're so close yet so far...

Still nothing new coming on in my area of Yorkshire. Well, a couple of period properties at the high end of the price scale and a 3 bed semi in a not very nice area. We are looking for a 3 or 4 bed detached with a garden and just waiting for people to decide to sell. We are renting for now, but I just want to get looking. Hope as Spring approaches people get motivated to sell.0

no news from me yet, gonna get onto my solictor tomorrow, surely 2 weeks is acceptable amount of time for me to wait patiently for the vendors sols to get the deeds from another?? or am i over estimating the speed of which things can be done?0 -

Tiggerjj Do they get the deeds after searches!! We still waitinfg for searches we need to exchange on the 12th to give one months notice, otherwise its going to be another month!!! I think will be calling Sols on my day off too!

Purple topaz - due the the problem being noticed by my sol when she read the HIP ( i didnt spot it in all the legal mumbo jumbo ) the vendors sols need to get hold of the deeds now to see how big the problem is and if i can be fixed so my circs aren't really normal0
