I'm feeling incredibly nervous about our purchase. It is a gorgeous house and would be devastated to lose it. We actually found it less than a week after our previous purchase had fallen through (at a cost to us of over £700...as we'd had an expensive survey done by the Halifax thinking we were being sensible. We weren't! The seller just decided not to sell any more). This was the first week of December. Anyway because of Christmas and our solicitor being off sick just before Christmas we haven't heard anything about it and are freaking out a bit. I spoke to the sols sec this morning though and she has sent a letter to the sellers sol asking for contract paperwork so they haven't completely forgotten about us, our survey has been done and we are expecting our mortgage offer any day (BLIMMING SNOW stopping the postman
)

My Mum is still looking (now living with us as she sold hers before Christmas) and every day checking Rightmove - there's been v little go on the market here so far - couple of flats but the market seems saturated with them! She's after a house. Got a call from an EA the other day and she got excited as it was a new house coming on but then they told her where it was - it was about 5 miles away from where she wants to be (and tbf in a rough area compared to where she wants to be too!). Why don't EA's bother to listen to the brief you give them?? I find it so annoying.
On the flipside, I'm desperate to get my house on the market end Jan (get the keys back next week and then want to decorate/carpet/tart up before putting on). I want to do it before too much competition arises - if it does?! Who knows what is going to happen with property this year! I'm starting to wonder if there will be the usual Spring rush of property coming on??0 -
Oh So Excited Our mortgage has gone through and we have booked and paid survey! Vendors have mortgage in place already and buying empty property! So it looks like it could go through quite quickly!
Going to drop first payment to solicitors today! So they can do the searches and such!
Lulublue! Our mortgage was held up as the staff in leeds could not get to work due to the snow! Hope you have heard something.
Nollag - life insurance isnt a condition of a mortgage but would hate to leave my partner and kids with a huge debt if I die, so we are going to try and get some. It may be too expensive but we shall see. I am hoping to overpay the mortgage as much as we can.
Hopejack- I have still been looking at properties and Nothing much has come up either we are in east kent, just seems to be the same propertys which arnt selling for some reason or another. we were the first to look at the house we are buying and it was only on a week.

We got a call today from EA regarding the house we put an offer on 6 weeks ago. Seems it hasn't sold and ours has bene the highest offer.
Think we'll need to see it again before deciding. Fingers crossed we still like it (can't say I love it...but hey houses are just for living in!)0 -
Good luck surreybased, just go with your instinct I think you will know if its not the right one. And Many people are saying there will be alot more on the market soon so something to keep in the back of your mind!0

Just about to take the plunge into application-land as we've found a property we like rather more quickly than we had anticipated, so now I have to go out and line up a solicitor to get things moving.
I've spoken to London & Country for an initial consultation on mortgage options and they reckon with the deposit I have and the amount I'm looking for then I should be good for a mortgage, so I might use them to process an application.
Can I make an offer when I have the agreement in principle or does it have to be an approved mortgage offer before the bid goes in? It's a fixed price house in Scotland so there's not going to be any issues with rejected bids, and the seller is looking to move ASAP which suits us perfectly.

Hi We made and offer when we had AIP and had the mortgage certificate the amount we would need to borrow, ( we took this to the estate agents after our offer was accepted, and they took a copy of it ) so I think you would be ok to do that. At our first visit to the mortgage advisor he told us what to do and was incredibly helpful, so if you have any doubts jsut ask them.He told us to do the offer and go back for a full mortgage application if it was accepted, which is what we did.

Hi,
Our update: Had our offer turned down by vendor, they also turned down a 5k higher offer from someone else - seems the elderly lady is being instructed by her son to hold out for asking price. Shame but we wont go above our offer as it's our maximum. We saw another house on friday - wasn't for us but it seems the vendors also turned down an offer a while ago and are now bitterly regretting it as all other others have been much lower. When I was selling I did go for a fair offer, rather than full asking as I feel it's worth getting a sale from buyers who are proceedable.
Definitely loads more coming on to the market however - we called around a few EAs on friday - and most have taken new instructions or are just waiting for the details. One is potentially on a road we really want so that could be lucky.
What are others seeing in their local markets?
ps there is a house that's been on sale for nearly 2 years, price is silly but they haven't changed the price at all. Can't imagine what it would be like to try and sell for 2 years!!0
