I had an offer accepted ... and then rejected two days later
The vendor had put in an offer on a place and that wasnt successful. They now say they want more money (to be able to afford to move into rental accom. before they find a place to buy)
My mortgage offer expires in end of Feb (wont be able to get the same low rate)

We're in the same boat as Surreybased - back looking in the new year. We hope something shows up soon. We'll be ready to move quickly as FTBs!
Well I called the EA and said we would offer 150, he asked if that would be our final offer ( i had discussed with a couple of people and they said dont tell them what you will go up to and go in 1000 pounds But to be honest, I could not take the starin so I told the EA we thought 150 was a good offer but we would go to 153, that would be the final offer. He called us back to say they would accept 155 and my heart sank, as this would not give us the 25 % deposit for the better interest rate, but he said he thought there could be movement, so I told him to offer the 153, told him we would walk away if not accepted, as we could not make the figures work any other way, we in a good position blah blah, he called back to say yes! TBH I have no idea why they accepted it it has been on the market only 2 weeks and is a 4 bed in east kent! Its in good condition,
they took it off the market that day and its not on the web anymore, so i hope it all goes well, we had a mortgage app meeting and have sent that through we await the offer Fingers crossed!
Only downside ( assuming the mortgage goes through ) is I am having difficulty finding Life insurance as I had a couple of heart attacks and by pass surgery Due to attery dissection ) after my son was born. so I have been declined !! Am in the process of seeking through a specialist brooker although he has spoken to alot and they wont touch me. But 1 company may consider me! The heart problem totally due to hormones and pregnancy, but does not look good on paper!!! We shall see.
I am not too worried as the mortgage slightly higher than the rent we pay, would be hard for my partner to leave him with 2 deps, but i have some cover through my pension. it will depend on what the price is as my partner is diabetic type 2 and his will be higher too!!!
I am so glad its not a condition of a mortgage any more as it was years ago, as we would be stuck.
Now its just wait for the mortgage company to give the go ahead they have the money for the survey etc. not sure when we will know because of Xmas!

Can I join in? Put an offer in on a place in Sept, raised it a couple of times but no joy. Think the problem is house has been on market for ages and vendors have had to gradually drop price, but still have in their mind that first figure the EA probably promised them? Still thinking about going up a bit in the new year though...can't decide.
I think you have to be reasonable with yourself and think would you be happy raising the price, I have searched and searched for a similar price property to the one we are hoping to buy but there is always something missing, parking, bedroom, garden, There also is much talk of more properties coming on the market too, so maybe they will have to drop and you will get it for what you wanted anyway. good luck!0 -

It's worrying as I am not sure I will find somewhere so soon. I know January will bring a whole load of new properties to the market (that's what the EAs are saying) but these will be at rather inflated prices (in the areas I'm looking at) and it takes a good few months before sense kicks in and they accept more realistic offers.

Yes we were in two minds whether to wait till the new year or not, as there is a lot of talk about more properties, repos, But I guess you know where you are looking and what is a good property or not, I know this is good for us, and its not a stepping stone we will be there a long time ( fingers crossed )
Positive thinking!! We were not wanting to even really look till next spring and this popped up! Didnt really expect anything to grab us like this did!

Just wonder how the 'would be' buyers are doing? This snow doesn't help. We booked a viewing for this week but I doubt we can get there!0 -

I live in Staffs - My EA rang me yesterday and said it was her New Year's Resolution to finally get us moved (we have sold 3 times since going on the market last Feb, each time the bottom of chain has fallen through!).
I asked her what the general viewing interest was at the moment and she said pretty quiet but it was busy all the way up to Christmas which I was surprised at!
Lets hope viewings pick up immediately and those that are on the market sell quickly .... I have noticed there are lots more properties coming onto the market at all sorts of prices !!!!
Who knows what's going to happen this year but I hope the trend continues, I noticed it really picked up towards the middle of last year.:T:rotfl: :rotfl: :rotfl: :rotfl: :rotfl:0
