    I agree! We have been cursorily looking- although we are happy to be where we are, no rush. There is a serious shortage though, and only one worth viewing at the mo.

    I dont know whether I canbe bothered at the mo- OH doesnt seem madly keen either- but prices are low, but nothing worth buying :confused:

  • I've just been looking at the November House Price Report on Rightmove. It's just out and says asking prices are down this month - and expected to continue falling for the next 3 months. Maybe we are better off taking it slowly - even if it os not our first choice!

    I feel the best news would be for houseprices to remain flat over the long term - it would make people realise that homes are for living in not for speculation and it would help those in a low LTV sitaution.

    Off to see a house tomorrow - more expensive than we would like but we could make it work if they were prepared to take a 6% drop from asking.
  • Fingers crossed for you Surreybased. We have a viewing on the one I mentioned in previous posts on Monday and have just found out about an empty property which I will arrange to view tomorrow. I almost pee my pants with excitement if I find out the property is empty as it means I don't have to deal with any silly people who don't want to sell their house. (yes I know I am really sad but you get like that when you only have until February to find a property).

    Pawpurrs - I see all of us posting on here as graduates of your thread - just don't know what our postgrad will be after this thread!

  • Hello I am a seller visiting this thread - hope you don't mind me asking all you buyers a question.

    I have a potentially interested buyer (after 25 viewings) who second viewed last weekend and liked my flat. They are now second viewing another flat before making their decision. The other flat is immaculate and modern with a small garden leading off the back of the flat. On for 220-250k.

    My flat is modern/neutral especially kitchen/bathroom but not quite as immaculate, ever so slightly bigger overall and has a concrete 'garden' that is not directly connected to the property. On for 200-250k.

    The other pointer is my flat is in the 'right side' whereas the other isn't and as you come out of the road there is a notorious tower block estate. Both same distance from station although mine involves a nicer walk! What would you go for? Thanks for any help - feel free to be honest!

    Sounds like all in you have the slightly better flat but depends on how good or bad the area is generally, i.e. a notorious tower block in Chelsea vs one in Peckham! Would depend on where in the range you and other seller are likely to settle for.

  • It is located in East London/West Essex. The area itself only has one 'bad' estate - the area is mainly known as an affluent area in the city commuter belt. Within 800 yards of me either side there are houses valued at over 1 million pounds. There is a low rise estate opposite me (3 stories) however it is a nice red brick with long standing residents who talk to the street (not literally!) and still hang out their washing. The big difference is there are no teens hanging about whereas the other one - well plenty of scary kids and dogs.

    Oh and I am not in a chain - and am willing to accept offers. I have also been on for 4-5 weeks longer than the other seller.
  • Hi, I think it depends on the buyers previous experience. I would go for better location, everytime, but this is based on when I lived in a less 'good' area..Up until then I had been sheltered and never appreciated how that can impact your life. I can also see through cosmetic changes because I have done up a house but I couldn't take this on when I was a ftb.

    Good luck - flats are having a tougher time to sell, whereas family houses aren't hanging around at all.

    Seen the house today - liked it but not it's not ideal (but I'm kinda feeling desparate so my decision making is impaired). They have 10 viewings over the next few days so we will speak with the EA on Monday and see if they have a full asking price offer. I really think it will sell this weekend.

    Trying to be calm and thinking positive thoughts - 'our' house is out there and will come available soon.

    We saw a house we liked but couldn't quite get to an agreeable price, put ours on and sold for 10k more than our good estimate (from an FTB in rented) in 10 days so were able to put in an acceptable offer on the house we liked - but vendors then started to look and 3 months later they have found somewhere...and vendors of said somewhere are now starting to look - at 3 months per step in the chain this could take a long time. Luckily our buyers seem to be being very patient but then they would be as ours is such a nice house and a bargain...

    location, location as they say - sorry is it yours or the competition that is next to the tower blocks?. Seems that you have more going for your flat. I would just make you point out those positives big time when they walk through the door and perhaps make sure you have lots of pots in the concrete garden. Are their parks or grassland nearby that you can point out (expecially if the vendors are dog owners or have kids) and make sure you point out all the internal benefits
