good for you tiggerjj... must be such a relief - did you get the completion date you wanted?
I am hoping we'll exchange next week but we're still waiting on our leasehold information pack - hopefully when it does come we'll have no more surprises - still waiting for LA environmental health to get back to us about the land search - grrr to london docklands and councils who haven't caught up with their problems yet - our EA says he gets 5 cases a week go to referral.
On the plus side both sides have signed contracts and we're hopefully close to agreeing our completion date. We might have a new home in five weeks eek!team yellow

Hey everyone can I join in??
We are putting our 2 bed terrace on the market- should be on by Friday next week. We have an appt with the HIP people on Wednesday and should be on the market by Thursday- Friday at the latest.
We live in a very cheap area and houses such as ours go for anywhere betwn £80-90k depending on it's condition etc.
We are putting the house on for £89,950 in the hope we get £85 or £86k. We've put a new kitchen in, Double glazing, boiler, damp proofing, new flooring and redecorated throughout.....
We desperately need a 3 bed house and want a garden.

Hey, don't know if i'm writing on the right thread here so please direct me if i'm wrong.
Basically, me and my boyfriend have been lucky enough to get our hands on a 10% deposit on a house for £125000. We've been quite picky with what kind of house we're looking for and have found one that is perfect. We have had advice from a few mortgage advisors and managed to get a great rate. However, after we put an offer in and it was accepted, the mortgage advisor now tells us that rate is no longer available.
Its hard enough to find a lender that will give you a 90% mortgage anyway, but my boyfriend, even though he pays nothing on it and is up for sale, has his name on a mortgage with his ex partner. This is now a problem to what seems ALL lenders as they want a 15% deposit! We cannot be classed as first time buyers, but we cannot get anymore money for a deposit. There was a slight bit of light at the end of the tunnel when somebody mentioned "gifted deposits" but they are apparently no longer available!:mad:
It now looks like we are messing the estate agent and the vendors around but what started off as looking pretty straight forward has turned into a nightmare. We don't want this house to go!

Put offer in on house on 25th March - offer accepted
went to bank to complete mortgage app on 27th march
survey done on 30th march - all ok
mortgage details sent to solicitor on 31st march
things are moving very quickly, hope all progresses smoothly, which is good as our house is sold, we exchange next week and complete probuably first week in May.....................just hope we can tie the sale/ourchase together

The surveyor went to the property we're hopefully buying on Monday but I haven't heard anything back yet, hopefully soon!0

So far, I've only been on the sellers' support thread, but I hope I'm welcome on the buyers' support thread too
We've just heard back that our mortgage company's surveyor has valued the property we're buying at £70,000 less than the agreed sale price (225K vs 295K) and this doesn't include any retentions for work they feel needs done.
We're fortunate in that the mortgage we're taking out is less than 50% of the total, so the mortgage company isn't reducing how much they'll lend us. However, having viewed several houses in a similar price bracket, we've no reason to believe that the house is over-valued (or by nowhere near 70K) - Even our Mortgage Advisor felt it was a lot of house for the money.
So I have to ask exactly how do surveyors produce their valuations?
Could the fact that its a 'period' property (1850-ish) account for any difference in the valuations? We're happy that part of the price we're paying is for 'character' but would a surveyor take that into consideration.
Quite frankly I don't want to get into the whole valuation debate with the sellers as I really don't believe that they'd have any problems finding another buyer at the same price. I'm not sure I even care about the valuation as I can't see us moving again for 20+ years, if we get this house.
*sigh*
edit: taking this to a new thread as Mortgage Advisor has put more doubt in my mind.0
