Exchanged yesterday - hooray! Offered on February 12. Had a hiccup when we renegotiated the price to take account of the additional work shown by survey. That bit was very stressful but otherwise all was straightforward. We are cash buyers and the property is empty. Can't wait to get on with all the work needed! Completion is April 12 so 2 months altogether - I guess we have been very lucky.

How did the EA react?
I didnt have the guts to phone the EA so I sent them a letter which they should have recieved now. I said that the lack of certificates combined with the comments in my survey meant that I no longer viewed the property as suitable for me due to the ongoing maintanence requirements this property would demand. I thought that was being very polite!
I cant see another single property I'm even remotely interested in viewing and it's completely depressing. The area I'm looking and for the price I can pay means I'll need a flat and that means either a conversion thats probably not been well done or a new build flat thats tiny and completely overpriced. I dont think my ideal property exists in my price range in the area I want so I'm just going to stay renting for the time being.0 -

Think i am now ready to exchange, was going to try and renegociate the price but considering the amount of fuss they kicked up about 50quid i dont think there is any point so will just accept the works and move on with it all. Target, conpletion 9th April the day i get back to the UK!!!!!!0 -

Wish to join in as we have accepted an offer for our 2bed house on friday and now on a mission to find a new house within 3 months in our village, where there is a lack of 3/4 bed properties. I am crossing my fingers that more houses come on the market soon as I will start to panic.
We went to view a house today with my dad and thought that it was not too bad (better than previous visit) anyway now my dad has put me off as there are lots of work to be done and I still think they want full price. My dad is a surveyor so he will tell me tomorrow what value he thinks it should be sold at but still needs work. Also went to see a bungalow - slightly outwith our price range but cannot see ourselves living there.
We previously ruled out a detached 3 bed and now hubbie wants to revisit but not to sure. Will be speaking to EA and see if they can help find a house and may get the Home Report. We visited a neighbour to see how the layout is as its empty so no concept of space in the bedrooms etc.MFIT T2 Challenge - No 46

Im hoping to exchange on friday, small delay while mortgage company took ages to decide if they would allow my Sol to sign everything (I am abroad) but they have finally agreed so fingers crossed for friday and completion on the 9th!

Raceyred - I live in Scotland. Anyway we 2nd viewed a house we had previously seen and written off. Now we are trying to figure out the work to be done to get the kitchen the way we want ie with the washing machine and fridge/freezer in there. Hubbie going back with my dad (the surveyor) to see if we can do the amendments we want and then we will put in a verbal offer below the asking price - it is empty and been on the market for 7mths. I suppose we maybe cheeky as its being sold by the EA who sold our house for us.
The house is o/o a certain figure and was thinking of offering £3k under this even though they have reduced the figure previously.
I guess I have to accept the room sizes we get for our money now and think about what we can do in the future - extension etc.MFIT T2 Challenge - No 46
