    I bought somewhere that had been on the market a good while and had already had a price reduction. I offered a good bit less than asking price (10K on a house of less that 100k). We eventually agreed at about the halfway mark with both sides happy.

    Don't be shy when making your offer, you can always improve it if it is rejected. It is a bit difficult to reduce your offer though.

  • We've had our mortgage approved now, thankfully, subject to their own valuation of the house. There was a bit of a delay because my wife is American so they just needed proof of residency (why can't they have a section for that on the application?).

One took me in, made me a cup of tea, talked through the whole process and produced a professional looking quote. The place next door just scribbled some numbers on piece of paper and gave it to me! I even had to ask them to itemise what each number represented. (A request which got a "tut!" as a response).

    i can now officially join this forum, we had an offer of 204,000 accepted today

    the house was on for 229.950, so we did really well i think.

    going to bank tomorrow to finish off the mortgage application

    i was really excited when it got accepted and then thought OMG what am i doing the house is a dump :)

    it'll be great doing it up from scratch, at least this time we have the money to do it properly :)

    my house completion is late April, so its going to be interesting trying to tie them together.

    Lose 2 stone/ -5/23 to go
    Sell our house and buy another one

    Everything is conspiring against our hopes for exchange - had the searches back today and we've got landfill within 25m. Have spent all morning on the phone to Local Authority / Environment Agency trying to get the additional info we need to try and get a certificate issued. Hopefully it'll all come back insignificant and we can get on with it all. Why oh why couldn't our solicitor have ordered the searches earlier in the process then we wouldn't be chasing our tails all the time.

    Lets hope we get the certificate soon so that we don't have to face Woolwich process again. So much for exchange by the end of the month... and we're still waiting on our management pack 2 months after our offer. why is house buying so slow!

    Last friday we received an offer for our house and today we made an offer to buy a 3 bed detached house. fingers crossed things go well and will need to speak to mortgage people on Monday so that they can progress matters but we seem to be scheduled in to move beginning June.

    Hello everyone,

    I'm migrating from the 'We're saving for a deposit' thread onto the buyers thread at last! I'm a FTB and I must say I feel a bit scared from the stories on here, I'm starting to think that my purchase is going a bit too well at the moment!

    I had my third offer on a house accepted nearly two weeks ago and found out today that the vendor has had an offer accepted on an empty property so we've no chain thankfully. Mortgage valuers should have been in last week or start of this week and I've instructed to solicitor and paid for initial searches. EA reckons we could complete in 6 wks now that they've found somewhere.

    I feel really uneducated in the whole process though and scared to ask questions - I have queries about the property, but don't know if they are so obvious that mentioning them to the solicitor would be idiocy.

    My mortgage advisor is coming tomorrow to discuss insurance and payment protection and all that, and I don't feel like I'm prepared for that either, I researched a lot and knew my stuff on mortgages but this is a bit scarier!

    Anyway that's me! :D Hope everyone else is going okay, any advice would be very welcome!

    Ahhhh was supposed to exchange on friday, sellers said they cant complete by the 9th April, and wanted the 19th April, I am hoping for the 16th.
    Vendor's Sol's didnt get an answer on friday so no exchange, same again today, no answer..........
    Ahhhhhhhhhhh and my sol doesnt work tomorrow.

    Really wanted to complete on the 9th as thats the date i return to the UK and im only home for 4 weeks, so every little bit of time counts, now gonna get 25% less time in the house....

    Grrrrrrrrrrrrrr really want to get this sorted
    I know im having a moan but im working for 15hours a day at the moment, so very very tired and grumpy!!!

    Yay, we just exchanged!!! Woohoooo one happy little Tigger now I can start to think about it as mine!!
    Just got one more week working then bk to the UK and a new life for me begins!! Ahhhhhhhhhhhhhhhhhhhhhhhhhhhhhhhhhhhhhhhhhh
