    Finally found a house that looks like it ticks the boxes - rooms big enough to put furniture in, price not too crazy and garden bigger than a postage stamp.

    One worry - there's a huge beech tree in next door's garden next to the boundary. The current owners seem to have managed to grow some stuff in the garden and claim it doesn't cast too much shade, but the photo on Google maps seems to show the entire garden in deep shade.

    It's the wrong time of year to get a full impression of how shaded it will be (no leaves on the tree yet!), but I'm a bit worried that this might mean we won't ever be able to sit out in the sun if we buy this place.

    Has anyone ever heard of asking whether the neighbours might be prepared to cut the tree down? Or is that just crazy talk?

    Any other ideas of how to find out how shady it's likely to be?

    Wish some more people would put their houses on the market round here!

    what is the orientation of the garden and the tree? If the tree is to the south or west of your garden, or the bare canopy covers a lot of the garden then you may have a problem.

    Don't forget potential problems with heave from the tree roots as well, I'm not sure how thirsty beech trees are? Check the distance in relation to buildings insurance too, most companies specify that trees must be a specific distance away from the house.

    Haven't posted for awhile. Have now had 3 properties fall through for various reasons! Am now thinking of going back to look at a house I first saw 7 months ago! I wasn't mad on it but it's in a nice little area so will phone the E.A tomorrow.

    Good luck to everyone - I know how hard this can be and how time consuming it becomes! Keep going - we will get there in the end.

    Thanks for the second opinion - the tree is south west of the garden, which is why I was concerned. I'd not even thought of the proximity and potential for root trouble though - it's quite near, so definitely a consideration. I suspect that's now enough of a reason to reject the property and continue the tedious search.

    Hoping that the market will pick upa bit now Easter's been and gone - currently there is almost nothing coming on the market in the village we're looking in. There are plenty of cheap tiny properties and very expensive huge properties, but none of the in-between houses are on the market (unfortunately this is the category we're looking in).

    Oh well fingers crossed. Good luck to everyone else who's trying to buy...

    I have now gone back to my fallen through purchase and offered more money to proceed. Please don't tell me I'm mad and please wish me luck because I need it! There was really nothing else available at the price I could afford in the area I'm looking in and my buyer has started chomping at the bit. So I've made that decision and just hope it all now works out. Please keep everything crossed for me and I'll do the same for all of you!

    Good luck Astara and everyone. Still waiting for the survey however apparently my buyers are waiting for theor formal mortgage application to be processed. In the meantime all my legal info and papers have gone over to their solicitor.

    Things are going quite smoothly here. Solicitor has started doing her thing, survey due in a few days and mortgage should be formally approved soon (touch wood)

    So, not much I can do at the moment, just a matter of waiting for the professionals to do their jobs. Tempted to go out furniture shopping this weekend, but I don't want to get carried away. Though I suppose it won't hurt to have a look out to get some ideas...

    Just thought i'd pop in to say hi

    We accepted an offer on our house on Tuesday, we've now got to find a new one :eek:

    We have contacted an EA about viewing 2 properties, which turn out to be next door to each other!
    The first property has more space, more land and a conservatory, but, to get to the attic room you have to go through the 3rd bedroom.
    The second property is £15,000 cheaper, less space, smaller garden, no conservatory, but, there is a seperate staircase to the attic room.

    My thinking is that, we hopefully won't need the 4 bedrooms in a few years time as eldest DD is 21 and DS is 17 and wants to go in the army, but we have 2 Labradors pups who will be with us for another 15 yrs or so, so the outdoor space would be needed for longer.

    Sorry for waffling on, its just me thinking out loud :o
