A certain amount of empty homes are inevitable as employment centres come and go, population migrates, etc. Additionally, a certain number of empty homes are neccessary for the system of home moving, probate, renovation, etc to work smoothly.
The most recent report on the subject took all of these factors into account, which the empty homes agency figures do not, and then actually identified a shortfall of a million homes, not a surplus at all.
And that was before the population increase of 400,008 people last year, creating 250,000 new households....... And we only built 80,000 houses.
There is a massive shortage of houses in the UK, of a type people want, in the places they want to live, and where employment exists to support them.
At the same time, there is a surplus of certain types of homes, in certain locations, where there is little demand or economic activity to support people, thus the pricing imbalance between a 3 bed semi in Preston costing 60K and a similar semi in London costing 600K.
The only way we can prevent HPI is to build several million houses in the next 20 years. Chances of it happening in time are almost zero.

Rising population is the one bullish argument I find hard to ignore right now, and putting some numbers on it helps puts it in context. Still it's not enough to sway my views yet.
They've been banging on about rising population and lack of housing in Aus as well, though personally I think Aus won't reach the populations they're predicting as there's just not enough water!
I think it's more depressing for immigrants as it'll be very difficult for them to get their own property, and there's no chance of inheriting one.0 -

SCotland has 5 million people , and most of them are immigrants historically anyway .... but over the last 10 years I have seen a large in increase in the english selling up and coming up here to open bnb's or take up the top jobs in every sector.Its the clearances all over again I tell you.
You cant watch scotland today or bbc news scotland without the person in charge regarding any particular report being english , still we sent you one down there in return .... and a couple of angle-terrans we re-educated to ruin the country.
In every part of the uk society the more we use or make something the more tax we pay , except for breeding where we are actually paid to make more in order to pay for those here now aging their way to retirement...if it wont be outlawed by then or a logans run pfi thing in its place fuelling low carbon energy creation.
Scotland is beautiful as some of you have commented , despite having its population in only 5 cities its bloody empty especially in the north.Its like a cabriolet sports car , you suffer the dreadfullness of its weather all year for the few days that it shines....then you need a crowbar , iv high dose musclerelaxant and a drum of k.y to pry the smile from your face for the week after.Have you tried turning it off and on again?0 -

As the UK's economic climb slows down/hits the reverse button, this falls. Simple economics in a globalised world - look at migration patterns of the last liberal age. People at the bottom ends of the scale move to where the jobs are, or where they believe they are. Migration trends will move towards other areas in the future, I'm pretty sure by those standards Abu Dhabi, Beijing and the like will be seeing even larger % increases even at the moment.
There seems to be a big section of the population believing the UK is seen as an easy target by those migrants seeking to live off benefits. If you planned to live on benefits would you move halfway across the world? No, but you would definately consider it for a decent job. If the jobs aren't there, people won't come.0
