Of the million or so homes estimated by the empty homes agency, around 50% are empty for 6 months or less due to refurbishment, probate, etc.
Of the remaining half a million, most are derelict, not fit for habitation without major renovation, or simply in the wrong place.
The Times recently identified that there are around 1600 empty homes in Caithness and Sutherland...... Which does no good at all to a young family looking for a home in London.
A certain amount of empty homes are inevitable as employment centres come and go, population migrates, etc. Additionally, a certain number of empty homes are neccessary for the system of home moving, probate, renovation, etc to work smoothly.
The most recent report on the subject took all of these factors into account, which the empty homes agency figures do not, and then actually identified a shortfall of a million homes, not a surplus at all.
And that was before the population increase of 400,008 people last year, creating 250,000 new households....... And we only built 80,000 houses.
There is a massive shortage of houses in the UK, of a type people want, in the places they want to live, and where employment exists to support them.
At the same time, there is a surplus of certain types of homes, in certain locations, where there is little demand or economic activity to support people, thus the pricing imbalance between a 3 bed semi in Preston costing 60K and a similar semi in London costing 600K.
The only way we can prevent HPI is to build several million houses in the next 20 years. Chances of it happening in time are almost zero.“The great enemy of the truth is very often not the lie – deliberate, contrived, and dishonest – but the myth, persistent, persuasive, and unrealistic.

That figure includes immigration, most of which will not be buying houses and will not be living one per house.0 -
agree about houses in caithness and sutherland not being of use to families in London. Thankfully there are no shortages of places to live in London imoPrefer girls to money0

Yes it does. Instead of living in the cess pit of London they can live in the beautiful far north of Scotland for a fraction of the cost of living. It demonstrates that when people say "the UK is full" what they mean is "the south of England is full". Scotland is in need of migrants and has vast expanses of absolutely nothing.0 -

Great that is around the time I should retire if it was at 65! Probably need to work until 70! Maybe they should just get us old buddies at that time a gas chamber to reduce the population!0 -

Time to rebuild Hadrians Wall
Only joking.
But seriously, I've been down to the south of England when visiting friends in Guildford and there are lots of 'green' areas down there as well.
You may find the job prospects in the Cairngorms a bit less than living in Londond suburbs.
The point being raised here is that there is a lack of quality homes, contributing to a lower supply in the house market.
Only by increasing this supply will there be a significant change in the house price index as supply outweighs demand.
If there is to be a net increse in population of 10,000,000 in the next 23 years, this is almost 450,000 per year.
It's unsustainable to be able to maintain this without the increase in properties:wall:
What we've got here is....... failure to communicate.
Some men you just can't reach.

Its a tough one... I'm not anti-immigration really... but when you look at the projections... :cool:No.
We had better start saying no to new immigrants.
I find these predictions terrifying.
3million over 85s as well I heard! They'll be plenty of jobs going in the care industry though

No.
We had better start saying no to new immigrants.
I find these predictions terrifying.
We can't.
The pensions crisis if we did would make this recent financial collapse look like a minor hiccup.
The aging population is growing rapidly. They have paid for pensions and healthcare all their life. And various governments have p1ssed it away.
The pension pot is almost empty, the only way to pay them is through maintaining an ever larger pool of young workers.
Immigration will be increasing, not decreasing, no matter what the politicians may say in public. They know full well there is no other way.“The great enemy of the truth is very often not the lie – deliberate, contrived, and dishonest – but the myth, persistent, persuasive, and unrealistic.
