    Offset mortgages are only worth taking out if you have a min 50% of the value of the mortgage to put in to the account. So with a £177K mortgage you would be looking at £88.5K.

    They have higher interest rates than standard mortgages. If you want to over pay the mortgage choose one which does allow that, but not an offset.

    If you want to over pay best stick to a standard mortgage that allows over payments. Nationwide allow max £500 over payment with out it effecting anything. Some others allow max of 10% over payment on the mortgage per year.

    That is good then so any extra money could be chucked at the mortgage. So things are looking better and better for you.

    Looks like things are working out ok for you.

    One thing we do is save 1/2/5ps and once we have £1 we pay if off the mortgage. As Mr T's say every little helps.

    Bet you can't wait to sign this afternoon and get all the waiting over.

    hi could this be fate trying to tell you something .i have been reading through your post and its seems like you are mad you have said earlier in your post you are hoping that it all falls through with the other house. so you dont make the decsion.you know you should be taking responsabilty for this big descion your self
    .you also ask are you addicted it was only a short time ago that you was racking up the debt again. if i was you i would stay where you are untill you are sure that you have your spending under controll. then in a year or so if you feel you have then think about moving.
    as a mother myself i understand that you want the best for your child. but belive me a nice house and garden isnt the be all and end all .i have freinds what live in flats with kids with no garden and they are happer than mine with a garden.
    you also say about better schools the school can be the best in the world but if your child dosnt want to learn then it wont make a differance. im sure lots of people on here have gone to bog standerd schools and have done well for them selfs education wise
    .please dont think im picking on you im not but you are about to make a huge mistake the fact you are joking about it says you know it . we all would love to live in our dream house but cant all aford it can you really. you say that things will be tight but you will manage
    let me tell you why im so sure it wont .my o/h had a good job i was working we owned our own house dd had every thing she wanted .one unplaned pregancy put o/h bankrupt me out of work and us in rented accondation.
    you my feel that your house is unsuitable for you but if it all gose wrong what will happen will you end up losing your home and end up living in someone elses cause thats what rented is like .you dont pick the color of your carpets you cant say what paint you want in your lounge you cant even plant a plant in the garden with out your landlords permission.
    so your home may not be perfect but at least it is yours so with a buget that tight isnt it a risk to far to take house prices are not doing that much so there is no need to rush . think about the day to day things .you are going to put your self on a tight buget for a long time and kids dont do bugets. what will you do for hoildays days out school trips ect. im not saying that you need to spend loads on your child but there may be more things she needs now other than a garden what about famley have they got gardens she could play in
    why dont pay of your debts sort the heating out and then try looking for a new home with the work what you would have done by puting in new heating it should put extra value on your house then you could try and find a new house whats more in your buget i know so many people have been telling you this but we cant all be wrong
    please think again but if you decide to do it good luck and i wish you well and hope it all works out for you.
