People parking in our space

Hello,

I am looking for some advice. We have just moved to a new flat and are having issues with people parking in our space. The place is a block of flats, each flat has its own space with the flat number marked in the space, which is in a secure area which you need a fob to open the gate. Every flat has a space in this area apart from ours. Outside is a smaller area for visitors parking, which includes a space for us, again with our flat number marked on the floor as well as a sign that states the area is for visitor parking and our flat.

We have idiots that park in our space every night, usually a different car but one in particular parks in our space. We put polite notices on the cars which seems to stop them parking there, as I can understand that they may think its a Visitors Parking Space. However this one car continually parks in our space and ignores our notes.

Does anyone know how to handle this correctly. I keep trying to follow which flat he lives in to speak to the guy and explain the situation, however he goes in one of two blocks, which contain 6 flats, so I have twelve flats to guess which one he is in.

This is really beginning to cause us an issue, parking is very limited and by the time I get home all the Visitors spots have been taken. Has anyone had a similar problem with this, how did you get it resolved?

I have had a similar problem before which escalated to the point where I got into serious trouble. I want to nip this in the bud before the same happens again.

  • Can you block him in with your car. I imagine you;ll find out who it is then?

    Failing that, knock on each of the 12 doors - should only take 15 mins to find out who it belongs to

    Could you speak to the management company and see if they can help - either send a letter to all residents reminding them about parking rules, or get clampers involved ?

    Put something in the space such that he/she can't get a car into it.

    Leave it there for two or three days, parking your car elsewhere in this time. He/she will have to go elsewhere, and may get into the habit of using someone else's space.

    Could you install a key-operated bollard?

    I could do but this would mean blocking it for everyone, its only a small area with about six spaces including ours, which is the first space, if I blocked him in, My car would block the entrance. Its is a good idea though and I have thought about this, but dont fancy dealing with five angry residence who would be innocently blocked in.

    Does your block have a managing agent (If you are a renter, check with the EA you rented off, if you are an owner, check with other owners)? If so, approach them and ask them to issue a notice to each flat occupant reiterating the parking situation at the flats.

    If there is no managing agent then is the parking permitted/run by an outside parking control agent? If so approach them to issue the notice.

    If there is none of the above, speak to other owners one by one and see if they know who owns the car. The other option is to write a letter to each flat asking for whoever's car to be moved to a visitors spot.

    If you feel like it you could also fit a parking barrier that lifts out of the ground to the front of your space that required a key to lower it. Keep it raised when your not there and drop it when you want to park there!

    Do you own the space, or do you just have rights under your lease to use it? If it is yours then whoever is parking is trespassing on your property. If the Landlord has granted you rights (and usually these are exclusive rights) over it in your lease then the Landlord has to ensure that you can exercise the rights i.e. tell whoever it is to stop it, putting measures in place if need be.

    I'd knock on doors to see who it is in the first place and have a chat. If this doesn't work, you can tell the landlord exactly who it is.

    We rent the flat, I asked the landlord about putting a securipole, but they wasnt interested. Also written to the management company about moving the space to the secure area, which has 1 visitor parking with a shed of a car always there and never moves. The management company were not interested also, although they said they will write to everyone about this. This has yet to happen.

    Good idea with the flats, The problem is I cannot get into the block of flats to knock on the door, each flat has a buzzer which I once buzzed them all, only three answered, which none admitted it was there car, I knew most of them were in as the lights were on and they had cars parked in there spots.

    Once I find out who it is and what flat, I will park my car in there spot inside the secure area. although I would end up trapping myself in as I dont have a fob to get back out.

    I can see this escalating further, as every night he parks there angers me more. This happened in my last flat, which got me in a lot of trouble.

    Get some big adhesive stickers made up saying politely "do not park here, reserved space". Stick two or three on the windscreen on the drivers side. If you make sure they have a pretty good adhesive the driver will get fed up with having to spend half an hour scraping them off and will probably keep clear.

    You can just get adhesive sheets from any stationary supplier which will go into your computer printer, or they will do them for you at a Prontoprint or similar.
