Wol, silly question here, but have you ever considered having a quiet life?
I realise it may be a bit of a leap for you - just wondering.
Glad that the expert witness was able to identify how bad the builders were. I wouldn't let your original surveyor get away scott free. It was his job to make sure the work was done to a reasonable standard, so while he may have made a mess of the settlement you can get from the builders - i would say that his incompetence made him liable too.
Hopefully that's the end of the discoveries at the house. With the original builders and surveyor you've had enough rats at you house without the ones in the garden coming along. Not sure what you can do to get rid of them either - i take it the compost heap has wire mesh to try to stop them digging?

And it isn't an issue for me what state the house is in, but I understand that for you its a milestone to recovery of your life, and that makes it really important to you. So I want it *for* you. Can't say that rat soup has ever been on my menu, but I do have a vivid imagination!!!! Too many horror films as a child - used to watch the Friday night Dracula films with my next door neighbour when I was 17. We used to drink coffee, eat chocolate digestives and drool over Christopher Lee whilst her kids were asleep upstairs. I would talk to her about my boyfriend issues, whilst unbeknown to either of us her husband was out not with the lads but banging the old tart across the road.....ah, the sum of human tragedy!
I think this whole affair has just proved that you were right, everyone else was wrong, and you were not such a useless waste of good oxygen after all. Some good suggestions George - I will get the expert report through next week and can then decide what to do and whether or not I can pursue anyone to try and recover some of the costs. I would also like to consider trying to get some compensation for the last three years of anguish/turmoil/financial loss but that is always more difficult.
What is very clear is that there have been several instances where in my opinion a breach of contract may have occurred and I have to identify which parties to pursue and how.
I already have the complaint being adjudicated by the Ombudsman against the insurance company over the actions of themselves and their agents (which didn;t include the re-building costs until the Ombudsman advised me to include them). No word back yet however I suspect that the adjudicator will say that the build contract itself was mine alone and nothing to do with the insurance company. Nevertheless I need to write and update the Ombudsman of the latest developments.
I therefore need to look at trying to recover the costs elsewhere and ironically this means I am now having to notify the same insurance company of my intention to make a claim for legal expenses :rotfl::rotfl:- it is currently being assessed by their solicitors to see if the policy conditions will support what I intend to do.
I envisage it will be a long time before the whole legal stuff runs its course and I am going to take the attitude that if I get any costs recovered/compensation via whatever means it will be a bonus What I am not going to do once this new build contract is finished is to shell out any more personal money pursuing this ref more building work, solicitors fees etc or stress about it and I will just have to live with all the rest of the wonky bits, accept that these people may never be brought to book for their actions, and hope that one day karma will intervene ........;)
The most important thing is the worst bits of my house are now being mended, and soon I will feel able to get back to a normal healthy life and hopefully then find a high powered job to earn enough money to re-stock the savings/pension pot that has been pillaged to date.
