  • We are about to go to the Ombudsman with our complaint.

They failed to check a Covenant despite saying that they had and that "you just need to sign what the other person signed". The Woolwich withdrew the mortgage offer because of the Covenant after we had sold our house and moved out.

Their answers to our complaint letters were downright rude.

When I got sick of going round in circles I asked for written copies of my telephone conversations with them. They claimed the recordings had been corrupted and they needed a further 28 days. That should have been the end of March...

    Utterly useless.

We've just purchased a house and are using PPL. We uploaded our initial documents yesterday.

Hopefully it goes smoothly, will keep you all up to date.

DONT USE THEM!!!!! I have had nothing but hassle from them as have the rest of my chain.

I instructed them on the 19th March, they sat on the file with no activity (I called and used online tracking) until I lodged a formal complaint at the end of April.

I should have moved by now, but they have yet to complete the local searches on my property. I rang the local authority directly who were great and told me that I could have done it myself by booking a personal appointment. Still no report on the searches and no news on exchange or completion date.

We had this hold up with our purchase, which they put down to not having received the draft contract from the sellers solicitor, and the sellers solicitor hadn't done anything because they hadn't received the memorandum of sale.
So, you may need to go chase more people than just PPL

    Hopeless.
6 months down the line. Mortgage offer about to expire. Looking very unlikely this sale will go through now.
They appear to pride themselves on their online solution where they can post enquiry responses etc., rather than the actual progress of the sale.
It doesn't matter to them. That's the bottom line. There is nothing you can do.
If I could choose again I would 100% opt to spend a bit more money for a proper solicitor.
I stupidly thought this would be a simple sale so I took the risk with this firm. Ultimately it will have cost me much more than I would have paid for a real solicitor and I wont have a house to show for it at the end.
Do yourselves a favour. Get a proper solicitor.

We're onto the next step now, PP have requested the contract documents from the sellers conveyancer. They requested it on the 27/5/2014 and are expecting it on the 10/6/2014. (11 working days)

I have no idea if thats a long time or not!

I have recently used Premier Property Lawyers, or rather tried to. I intend to sue them later this year for wasting 6 weeks and costs. This in no way reflects on the estate agents who have done a good job, although they do recommend them.
If you are doing a straight house sale they may be able to cope any slight variations they can’t cope. I have discovered they are not faster. If you want a fast service, many solicitors are offering and express service by paying an extra £150. My friend recently moved within a month with express service, much faster than Premier Property Lawyers.
Premier Property Lawyers are a call centre, whilst there is nothing wrong with that, and the people are polite, they don’t demonstrate that there are qualified in simple property law. And polite people doesn’t sell a house quick, educated ones do that. A majority of the staff are doing the donkey work with some people who try to give the impression they know what is going on, yet keep having to refer to a legal team, slowing things down. They are also snowed under slowing things down even more.
I am selling a flat on top of a shop, I currently own both so the flat is freehold. In selling it on a brand new 250 year lease, the flat becomes leasehold. Nothing new there. There are no chains involved in the sale.
Premier Property Lawyers after 6 weeks have decided they don’t know how to do a new lease.
They keep looking for the pervious lease holders, which there won’t be on a brand new lease and can’t understand why the lease is not registered with land registry. The property is registered freehold until it is sold then it becomes leasehold. They appear to lack common sense and knowledge. Be careful.

Yeah, I'm not impressed now. I received documentation from the sellers, and I enquired via email about some documentation that they put in their system but it's not very readable. Asked them either to put in the system again with higher resolution or send it to me via post A WEEK AGO, and nothing happened yet. Chased again on the phone today - I'm never able to talk to my assigned conveyancor (Hayley Walker), she called me few days ago but that's the only time I heard from her.

So far things are going smoothly but the fact it takes them ages to reply to my enquiries makes me nervous. I don't want to switch conveyancer though as it is a pain in the !!!!, from what I heard.

I bet chasing them on the phone every day is my only chance!!!!

I emailed them the other day, took 3 days to get a reply. They apologized. I can handle 3 days response, but we're only at the beginning.
