  • these people are a bunch of crooks,told the fixed fee to purchase a property below £100000 with a mortgage would be £1000 including everything,they exchanged contracts and completion was next day, on completion day they rang and said pay another £359 or we don't complete, I had no choice but pay, I am at present going to go through the small claims court to try and get this money back. The best thing is don't use them at all

    Did you notice that they stuck an extra £120 + VAT on the costs, for 'dealing with the mortgage'?


    Or, when you get the online contract, they sneak in £165 for government taxes and other charges?

    I'm using them now, and can't state strongly enough - avoid them like the plague!

    I've had to chase every single step of the way, and they've still done barely a thing. Our Lead Conveyancer has been rude and unhelpful, and unapologetic for the many errors she's made.

    Added to this, when we finally got paperwork, they sent us deeds, certificates and agreements for the wrong property (in an entirely different part of the country). So your data is also not respected and secure. Again, no apology.

    With regards to fees, their original quote will bear no resemblance to the final costs. They'll change it 3 or 4 times as they go along. And, as another poster has pointed out, they'll keep changing the names of the charges to confuse you.
  • My 6 month saga is still going strong with these clowns. i was supposed to be exchanging today and guess what? I m not. I had to re-schedule my holidays (flights, hotels etc out of my own pocket) as this was booked in July and the completion date on the Memorandum of sale CLEARLY stated completion by 10th September. Please ONLY use them if:
    a) you have more money than sense
    b) you have all the time in the world and dont mind waiting for 6-7months
    c) if you are about ot die and dont care.

    OTHERWISE AVOID.

    p.s google some of the names of the people that have left positive comments about them on a number of forums and you will find that they are estate agents?how bizzare.....

    I was supposed to exchange on Friday...It is now Tuesday and STILL HAVENT HEARD ANYTHING FROM THEM. When i call them they are busy and my conveyancer is not there to talk (apparently)....
  • We are currently using PPL and we wish we NEVER EVEN HEARD OF THEM!!!
    They are a shoddy piece of work. I called to ask who and where I can send a letter of complaint letter, I was told they can not give that information out unless they have my address of reference.
    I'm so F****d off with them!!!
    DO NOT USE THEM IF U VALUE YOUR SANITY!!
  • We are currently using them for sale and purchase and it has become an absolute nightmare. It has been over 4 months now and still something outstanding, but nobody will tell us what it is. We have done most of the chasing for them and got the answers as otherwise nothing would get done. Everytime we hear hear the same thing "we are doing all we can"
    I have send endless e-mails, no replies. Our conveyancer is always "on other phonecall" or "away from the desk". Last 7 days I have been only after an update, but can't get anything out of them!!!

    Awful service, and I know for a fact that it is them who are stalling things. Our purchase is chain free and all sorted. Vendor has already moved out thinking we were ready to go couple of weeks ago ( I was told by a lady who answered the phone that there was nothing left outstanding and everything was sorted ). Our buyer is a cashbuyer with no chain and desperate to complete. We are very stressed and so frustrated and worry that everything will fall through. All I want to know is what is outstanding and what is happening, but it is impossible to get answers. Our EA has been excellent and chasing them daily ( he recommended them though...)

    Does anybody know the name of the manager or somebody else who we could contact as we are completely ignored by our conveyancer. How do I wish I could just walk in and talk to her face to face. DO NOT USE!
  • The only reason any Estate Agent recommends this firm is that PPL pay the Estate Agent a fee for each case, usually between £100 and £300 per transaction, so that could be £600 for a Sale and Purchase. It gets added onto your bill, simple as. PPL have always had "extra" charges listed in the small print of their quotes which usually bumps their total costs up by £100 min. Such as storage fees. All legal firms have to store files by law. Most do it free of charge !

    How do I know this? I'm an independent mortgage broker who used to use their services via an online portal but no longer do as I felt the client was getting a raw deal with the "hidden extras"
