    I'm renting in Ewell at the moment, but things seem quite expensive to buy around here. I'd like to get evverything done for 300k.

    Where does the train run through (heading south) from Sutton then?

    If you commute by car, try to buy as close to Surbiton as possible - the roads around there are car parks in rush hour!

    You can get properties for under 300k in Surbiton, saw quite a few two bed flats :confused:

    what mode of transport do you use to commute as that should be a factor in your location. A colleague who lives in Croydon takes 60 minutes on a bus to Kingston but it's rather unreliable and easily congested - took him 2 hours one day.

    If you drive yourself then, as others suggest, anywhere south down the A3 is very practical. If you are trying to replicate your experience of Ewell then Sutton is more city living than Surrey village living; Sutton is afterall a London borough.

    What lifestyle do you want?
    - city entertainment options: try Sutton, Croydon etc
    - "village" atmosphere with limited social options - try Surrey/Hants border such as places south of Guildford on the A3 eg: Bordon (very cheap because no rail station and a few Army types still around)

    if you really want cheap then anywhere which is NOT on a train line - Woking is expensive because it's a great London service

    if you know Ewell and can stomach a longer commute to Surbiton then how about moving a bit further out to surroundings of Epsom - see this thread for a similar discussion.

    If you need to get to Surbiton, I would suggest looking at somewhere on the same trainline or living within walking distance. Commuting from Sutton and Croydon by car each day could turn into a nightmare even though the distance is not massive.

    If you are happy to use the train, I'd suggest looking in Hersham, Woking & Byfleet. All have relatively nice parts, and all are within 15-20 minutes of Surbiton by train. Your budget of £300k should stretch to a 3 bed house in any of them.

    Otherwise you could look around Surbiton itself. Prices have come down. 2 bed flats in the nicest 'river roads' area that were £350k 18 months ago are now well under £300k. Houses don't seem to have come down much, though, and a decent 3 bed is still £500k+.

    Houses in Berrylands & Tolworth have really come down. A good 3 bed semi with garden that might have been £400K+ 18 months ago might not be that far above £300k now with a bit of haggling. It is not such a nice area as Surbiton itself, but you could walk to work in less than 15 minutes, and it is still nicer than a lot of the cheaper alternatives.
  • I'd say Woking would be your best bet as it'd be cheaper than any of the aforementioned areas inside the M25, plus you could get somewhere near the town centre in walking distance of the train station, plus it's only 1 train stop to Surbiton.
