No news on house front today. We declined offer 17% below home report valuation which is Scotland is from a full survey, Typically things that are selling are going for 3-5% under valuation and we are prepared to accept 10% under valuation just because of circumstance. 17% is way too low.
Our Solicitor fully expected the possible buyers to come back today with a serious offer for deliberation but they haven't and someone has offered on the house we liked but those sellers are deliberating that offer. So who knows where we are, Solicitor says their solicitor says they are doing their sums to see how much they can up offer too if at all but my solicitor says in reality they were never going to secure a home almost 20% above their budget so either they have the cash and are attempting to be playing hardball or they have wasted everyones time.MF aim 10th December 2020 :j:eek:MFW 2012 no86 OP 0/20000 -
Hmm... -10% can be understood, but I agree that there would need to be very special circumstances before -17% could be acceptable!!
Maybe they picked up on how much you want to move and are just trying their luck...? Also, I think we all know that Estate Agents will often pester people to go and look at properties above their price range (it used to drive me insane), so there might be a bit of that, or it might just be that they are serious, and now need a bit of time to see if there are any more resources available from bank of Mum and Dad, Granny or whoever...
Fingers crossed they are serious, and the -17% was just their opening shot. I wouldn't be at all surprised if you've not heard the last of them yet. Keep cool and bide your time :cool:

Having a chiled out weekend here, Mortgage OP left account on Friday so should be showing monday eveningBeen having a look at houses online for a feel of prices area. I can see one that looks ok for 108k!!! but been on for a while by the propertty reference number, this is 96 somthing and ours is 97 something but it could of been off market but sale fell through which is why I havent noticed it before. It is not our 'forever' house but its a 3 bed/2 reception semi less than .3 of a mile from house we liked that has received an offer but its the last street before fields which have planning permission for 50 houses. I know hte general area but not the street, 108k seems a bit on the low side for area/schools though. I suspect either priced for very quick sale or needs alot of work done internally.

OMG LP - where do you live that you can get a HOUSE for £108k? That is the stuff of dreams as far as I'm concerned - and so much more in tune with what prices should be, given the average salary is about £24k.
I think I wanna move!!
