    Am soo soo tired and could just fall down right now lol

    Had a very busy day from the minute I woke up this morning. Have had one EA round today and he thinks to put it on market for £120k but hope to get near £115k. They have a fixed fee of £2k +vat. There solicitors fee include a free epc.

    DD got a nice surprise today, from the car accident she has been offered £1k for hitting the side of her face. No one even saw her or had a look at her. Thats amazing. It will go in her trust fund account shared with her brother as he was traumatised that day too.

    Got car back HOORAY and had a drive about and its fine. He said it was dangerous and if I had gone round a sharp bend it could have all come apart!!!!! :eek:

    Well was a good day, Just looked on rightmove as I keep checking to see if its been sold and its been removed from the EAs site. It doesnt say STC or under offer. I have text the owner to see if I can get a 2nd viewing. I hope its just a case of being moved to another EA from the 12 week contract.
    Will wait to hear from her, if I do

    Thats a good payout for DD.

    Your EA quote fee is about right as its the same as mine and mines selling for the same price. It's good that the EPC is in with it though.

    Tips? Yes don't get stressed like I am! lol. Selling a property is cheap solicitor wise but buying one is dearer! I didn't know that. I thought I had a fee of £300 for selling with the solicitors as that is what the EA quoted , it never crossed my mind that that buying would be another fee.

    I am quite deflated about the house, have looked at others but made the mistake of having my heart set on that one. I know there will be another one along the way and even better :D
    I might take a complete u-turn again and carry on where I am and make a big lump sum OP :o At least my house has had a HUGE spring clean!

    After all the hard work of getting the house as ready as possible I am so shattered I am having an early night. Me going to bed before midnight is unheard of!!

    I have spent about 3 hours looking at houses and have not seen anything that even comes close with the budget I have.
    The EA that came today really put me off as he said basically I would be lucky to get £105k compared to other similar size houses that have a modern kitchen and bathroom in. Basically my house isnt up to the standard of other houses that are up for £110k. He said I would be silly to ask for more than that as I wouldn't even get viewers. People compare whats about of course
    I am really disheartened but yet again I am thinking to save the hassle and just stay here.
    What I have to go through to make me do a spring clean!!

    We are going to London for the day tomorrow and going to visit the History museum. Should be a good day but early start :(
