    In reality I would it add 6 years.....you are so motivated in clearing the mortgage and with future pay rises etc it would mean that it is likely to be less than that - a nice target of MF before 50 could be the perfect challenge!

    Thats true and having family nearby to help with childcare etc and poss saving of petrol if I work nearby would help.

    Saw Halifax this morning and mortgage has been approved in principle and I would only need to go up to 13 years. 2 years fixed at 4.19% as I have an account with them so not too bad.
    They say they might have to extend the term to begin with but when I am in the new house I can reduce it back down. Only £245 for changing it over and no admin fees.
    I could have had 3.79% with a £995 admin fee but she says that I would save £25 a month on the lower rate and over 2 years thats £600 so wouldnt save as would be £395 more with the fees. Not sure if thats right or not as I would OP the £25 extra so saving on interest there, what do you guys think? If I OP'd the £25 (£600) how much would I save in interest on an £81000 mortgage?

    Spent all yesterday afternoon spring cleaning my lounge/diner and only got about 80% done, how bad is that! Already took a car load to the tip and 2 black bags to charity. Even if I dont move the house has had a good clear out! Its hard doing this all on my own. My DD has a broken wardrobe in her bedroom which I need to get out and put my DSs drawers in there but cant physically get the wardrobe down the stairs!! Will have to ask a neighbour for help.
    I am so shattered already and there is so much to do in each room I could cry!! I know it would be worth it if it all happens.

    Just do one room at a time so it's not so overwhelming. Exciting stuff though about new mortgage, you should be very proud of yourself doing it on your own.

    I've just looked on zoopla in my area at similar properties and they are on for about 10k less than I want for mine and even then they have been on the market for about 6 months or more! Thats really upsetting to think I wont even get the proper value of the house and some of their houses are all done up nice, new kitchen bathroom etc. I am really worried now. I dont want to do this if the house is going to be on the market for months and months competing against those. Mine has little niggles here and there that would put me off buying it lol
    I can get the EA round to value it I suppose and see what they say.

    It's a big thing to sell a house all by yourself, Pammy, but I'm sure you can do it. I've never had to - the only thing I've done by myself has been buying one, and I'm having enough trouble sorting out the building work and unpacking everything without having to get a house ready to show. But decluttering and cleaning a house can give you a great sense of achievement, so enjoy it. You have to take the same attitude that you do to OPing - celebrate each step, even if it's small.

    Its hard to celebrate when its a mountain and I've done a few small steps lol. I seem to take 3 steps forward and 2 back. I clear one thing but find stuff I need and then dont know where to put it so put it on the side. My lounge doesnt look like I have touched it now, it looks worse than before. I look around and it looks like I have done nothing over the past few days. I am going to be ruthless and chuck anything I am dithering about. One good thing tho, I found the back of the remote :o

    I bought a new gpig hutch for outside off ebay, its huge and costs £160 new, obv got it second hand but it looks new and cost me £60 delivered. the lovely couple I bought it off only live 10 mins away and the guy delivered it and helped me get it in the garden. It fits perfectly where we have put it. I just need to get some lino to cover the floor and they can go it in it tomorrow (i'll then let the gpigs in after ;)) The gpigs probably wont realise whats hit them being outside bless em.

    I was so naive that I would just get the house ready and it will sell in a couple of months! but the horror stories I am hearing it could be years lol and I keep seeing things wrong with the house that I didnt particularly take that much notice of before.

    I could definitely not do Grand designs after a few days I am shattered and want to give in lol

    Keep your chin up pammy, you have to be one of the most determind and organised people on here with the things you have done to become mf. It may look like a mountain at the mo but you will get there if you want to, just keep at it. You are so brave to be cleaning everywhere up, I daren't even attempt one room.

    My small bedroom has all my eldest daughter's stuff in which she left behind when she moved out nearly 3 months ago and I still have not been in there to sort it out!!
