I would try a different EA, I changed EA and had much more luck with the 2nd one.

Agreed; giving the EA notice also may work wonders as it concentrates their minds into selling YOUR property before they lose the chance (and their commission).

    Hi, i'm new to this.

Just wanted some advice. We've been on the market since the end of Jan 2011. Asking price of 179k for a 4 bedroom house. Reduced the asking price 2 weeks ago to 172k. We still have not received one viewing. We were told by the EA that the houses in our price range were stuck in a rut.

Just wondering if others in that price range were getting any viewings because we thought that we should have had at least one viewing by now. Should we try a different EA?

    Thanks in advance.

Before you go through the hassle of changing EA may I suggest you do your own research into what a realistic selling price for your property would be. If you are getting no viewings it is almost always because the price is unrealistic and there are better things on the market for the same money.

I know a couple of people who went down the "My house is not selling therefore the EA is at fault" route and started playing musical EAs. The first one still had to sell his house for £78k, somewhat less than the £122k initial asking price, and the second one has yet to sell having been priced at £300k at first, and currently being sat on the market at £250k. Apparently they have had a viewing and had an offer of 50% asking.

An open message to all newbies and not so newbies on this thread - please ignore the likes of Orpheo and Brit1234 et al, they are only posting to stir up a response, and they hate it if we ignore them!

  • Well its been a quiet holiday weekend. No viewings at all although I was told that there is a person interested who is away for a few days and might be back this week. Personally I blame Brit1234 and Orpheo for their negative "one brush tars all" attitude and lack of understanding of how some people have to have a different interpretation from their own.

Needless to say I have done some work on my Troll Hunter over the weekend, but it does seem to have a problem with being able to kill anything.... can't think why!

How about rather than just blindly spouting that people with differing perspectives should be ignored, you explain what it is about our posts that means they should be ignored? I'd be interested to know why it is a bad idea to do your own research when selling a property rather than unquestioningly assume the EA knows best.

As for the thread title I'd suggest in the same way you wouldn't 'support' an alcoholic by supplying them with alcohol, you also don't support people who can't sell their houses by blaming everything on everyone else.

That's right, it is clearly the fault of brit and I that you can't sell your house. Take some responsibility for your life.

  • Oh dear, another one who has lost their sense of humour.....

I did take responsibility. I priced my house based on what I can afford to sell it for, if I don't get a bite then when I can afford to drop the price then I will. Considering I am most likely leaving the property market altogether I have only priced it to clear my mortgage and the costs of selling (and STILL getting it under the stamp duty threshold).

But I will continue to blame you if you prefer.

Actually, I'm sorry to break it to you, but it's more that you're not at all funny.

Yeah we've had quite a few valuations on the house and have got similar values. The trouble we're having though is that we are competing with the house builders' who are still building on site. Our property is valued 30-40k less than what they are selling brand new builds. Ours is 4 years old.

Maybe we might try a new EA just to see if anything changes. At least if we still dont get viewings then we know to drop the price.
