    As a buyer too of course I understand that the buyer is spending a lot of money. You have, however, (and unsuprisingly) missed or chosen to ignore the point of my post. Why does someone ask for a specialist report, get one, get a reduction based on that and seem happy with it and then ask for the same thing to be done again? As I said earlier, the only outcomes are the same thing again or that there is no damp (which I don't believe there is and there is no sign of, and having lived in the house for 7 years I think I would know) in which case the reduction will no longer stand. Makes no sense but it's the buyer's choice if she wants to faff around after already spending money on the survey and valuation.

    Edit; Oh and that is my last word on the subject- I'm not into going around in circles.

    Our potential buyers came round again yesterday, and everything is still positive.

    It's really strange, but all the things we see as negative for the house, they seem to view as positive - we've done a lot of work on the basic structure of the house, but haven't had the money to get things like the kitchen, bathrooms, garden etc done to a really high standard. They are downsizing so they have a bit more money to spend, and they seem to be looking at the house as a project, so they seem to be looking forward to having an excuse to do it all! I'm pleased really, because this could be a lovely house if someone spent the extra money on it so fingers crossed it all keeps going forward.

    My chap with the two 'final' offers returned with an additional £1500 so I've accepted - according to the EA he's told them he has a 30% cash deposit and has his mortgage AIP'd. He's also wanting to move in 6-8 weeks which suits me - I've arranged four viewings on Sunday one after another to hopefully line up our purchase.

    Fingers crossed there are no hitches.

    weve been on the market for 7 weeks now.
    weve only had one viewing and that came from our open weekend.
    they really liked our house but as the gentleman walked with a stick, they found the bathroom too small for him.
    were priced £11,000 under the home report value of £130,00, so i dont think were over priced.
    were moving due to a new arrival expected in July, however the house is big enough if the baby shares with us for the first 18 months or so.
    we would probably accept £115,000 so should we look at reducing our price, or just leave it for a few more months?

    To be honest, I think that's far better for you than taking the risk involved with being an 'accidental landlord.' Well done for reaching an acceptable compromise position. :)

    Absolutely agree. Even if I'm having to put close to a grand of my hard earned deposit towards clearing my mortgage the peace of mind is worth it.

    Yes the house may be worth £20k more in five years if I rent it out with the perfect tenant but frankly it's a risk I cannot afford to take with my family's finances.

    Well, we accepted an offer on our house last week - 50 grand below our original asking price. It was the 4th in a sequence of ridiculously low offers but we have been running out of patience, and at least this guy seems keen rather than just trying it on. We also had an offer accepted on the house we want to buy, 30 grand below its asking price.

    At one moment last week we thought we'd get another offer on our place as someone else seemed keen, but unfortunately that didn't materialise!

    So the offer we accepted doesn't even really cover the cost of what we've spent on the house in the last 5 years since we moved there, but hey - we want to get on with our lives now, so fingers crossed everything goes smoothly from now on.

    Tell me about it, the offer we had for our car doesn't reflect the cost of what we've spent on it over the last 3 years. I was hoping to recoup everything I've spent, including fuel.
