Well I am now a seller too!
First time seller so finding it all a bit nerve warcking!
My house went on the market last week and had one viewing the next day (someone the EA had on their books already).. but that was a no go. (Loved the downstairs but the bedrooms are too small - so not much I can do about that)
Have another viewing booked in tomorrow night so fingers crossed for that!
The EA have put in on Rightmove correctly but on Zoopla and Find a Property they still haven't put all the photos up... so I'm a bit worried people won't look at. The EA says there is a "technical glitch".
Fingers crossed for all other sellers too!0 -
After going on the market on the 1st of September and a dozen or so viewings today brought the first offer. In my mind I will not accept less than £95k which effectively allows me to clear the mortgage and pay the EA. If that isn't achieved I will rent the property out as I've been lucky enough to save a cash deposit for our next house.
The opening offer was £85k to which I asked the EA to openly explain my position. A 'final' offer of £90k was made, perhaps thinking I was bluffing. Then after that was politely declined with a further 'final' offer of £92,500 was made which again I declined. He also cancelled his second viewing for Thursday (unsuprisingly).
In a way I feel that for as little as £2500 it's a shame not to be able to do a deal - I wish I had more room to manouvre but buying in 2006 hasn't afforded me that. I have no problem with losing out on what I've paid for the house but I cannot afford to use my cash to clear the current mortgage.
Perhaps we've not heard the last of the bidder but as time drags on I'm getting closer to renting it out.
I'm not sure leaving the range-style cooker plus curtains etc will sway him but I may ask the EA to propose something.0 -
Been lurking on here reading posts for ages too. Didn't bother registering though until I had something I felt compelled to comment on (online agents), but we have had our property on the market since last Oct with a local agent, then ditched them and went with an online only agent (very cheap) and now just had an offer which we are pleased with given the current market conditions.
We are in rented accomodation at the moment, so are happily the end of the chain. Hopefully things will go through quickly and smoothly and we can find somewhere nice over the summer.
The buyers have booked the survey of our property and apparently it will take 3 hours! I dread to think what they are going to do to my poor house in that time! It must be a full survey type thing surely to take that long? My sister who is in the process of selling hers went through this the other day and theirs was only 45 minutes long. I have no knowledge of anything being wrong, but it makes me nervous. eek!0 -
Sigh...our sale was seemingly going smoothly but have just heard from our EA. Bit of background- our buyer had a survey done and the only thing that came from it was a bit of damp under a window. A damp specialist came and looked at it and did a report, and the buyer then asked us to do the (small amount of) work. We said we'd rather not (for various reasons) but would reduce the price by the amount the work would cost. She said that should be fine but she'd confirm later. All went quiet for a while until today when EA rings me to say the buyer now wants a second opinion on the damp (tbh I wouldn't mind too but for the opposite reason- I don't think there's any damp there!) and another report and then for us to do the work and then get ANOTHER report or for the solicitor to start putting clauses in about the work being done etc. My solicitor has told hers that unless there is commitment from her side nothing will be done in case we pay out to get in done and then they pull out, but we're waiting on the full details from her solicitor. Your buyer is doing the right thing by being very cautious. Damp can be serious, she is protecting her money in these difficult times.

Quite right, but when the issue has been looked at and had a report produced by an independent specialist (who will then do the work for her later for the agreed price, with a 30 year insurance backed guarantee) I can't really see what the problem is. You aren't required to "see what the problem is" as it is her money, her problem, her choices. She is free to choose to buy or not to buy and is not party to judgment. I pulled out of buying a property for a number of issues, damp was one of them; doubtless the vendor was unhappy at losing the sale, but my responsibility is to the welfare of myself and my family, not the vendor. Why, instead of playing the poor, hard-done-to seller victim, is no thought given to the fact that the buyer is the one spending a lot of money. I suspect your serial viewers don't exist, except in your hard-done-to seller victim imagination. I don't think some of you are capable of insight, valuable or not.
