I'm a first time buyer and I read this thread every now and then to see what it's like from the other point of view. I certainly wouldn't want to go for veiwings if I wasn't 100% interested as I know from reading here what it does to sellers to have to clear up and go through all the emotions. (even though agents try to pressure me into viewing houses I dont like sometimes!)
I read many people on hear say it's not all about price but for buyers it's the first thing on the list, if it's too expensive it won't even warrant a read of the details! Or won't show up in my search criteria, Or if you can a three bed when there are two beds at the same price in the same area (like I saw last week) the two beds won't even get a look in!
I think some of the sellers here should be more open to the views of the buyers who post on here now and then, even though it's not what you want to hear it's reality. A bunch of sellers who can't sell getting advice and support from another bunch who can't sell either isn't really going to get you anywhere. After all it's us buyers you're trying sell to! Our opinions are very important!
That's just my two pennies worth. (I'll go back to the buyers thread now, although it's mostly dead there as there are not many buyers!)

Whatever price you decide to market your house at, someone can always come along and tell you it is too high. There are loads of threads discussing house prices, so this is one thread for sellers to come and chat to each other about the stresses and strains of trying to sell without getting into the whole house price debate. What's so bad about that?0

Im hoping i might get lucky with a lady when i get my own place, ill have to pay a reasonable price for the house though so my mortgage payments arent laughable which would stop me from going down the pub and meeting a woman, (i hope said woman hasnt bought a house in the last few years because id have to get the rounds in all night long):rotfl::rotfl::rotfl:0 -

Well been on the market just a couple of weeks now, Had two viewings so far, both seem very positive and interested and one has booked a second viewing for Saturday morning. Dont want to get carried away though and count my chickens as I know how tough this house selling game can be in the current market! Oh well fingers crossed and I hope everyone else is doing okay and getting some productive viewings fingers crossed all xxxxx:)0

Good luck with your second viewing on Saturday bargainmad. We have a second viewing booked in for Sunday from some people who came last night so its fingers crossed all round. We dropped the price 5k last week so hopefully its having an impact X x x0

We are still waiting for the people who want to buy the people who want to buy our house's house to sell (if you see what I mean ...) Nothing seems to be happening at the moment, which is frustrating. I can't decide whether the Easter holidays will be good for sales - people with time on their hands going househunting - or bad - people too busy with family things to bother. My OH has had bad news at work, so it would be nice to get on and sell so that if things go pearshaped we don't have to worry about a big mortgage at least.0
