Hi, have just spent the last couple of hours looking through previous posts on here, theres a lot to look at!
We have put our property on the market 2 weeks ago with no interest so far. Problem is that we have been looking for a new property for a long time and have finally seen something we really like. The vendor originally said they were going to give us an opportunity to see if we can sell ours before they made any decisions about accepting an offer, however yesterday they said they were going to accept an offer from someone who has put an offer in who already has a buyer lined up (there was a problem with the FTB in the chain that seems to be sorted now). If we can do somthing that means we can put an offer in without any chain he will still sell to us. We are looking at the options, has anyone had any dealings with any of the property buying companies that are out there? I have always been a little suspicious of them but if we can find a reputable one and get a quick sale it may be an option. Also we are looking at renting ours out and the mortgage company are happy for us to do that, just a little daunting when you have not done it before to make the leap. With the current market your almost certainly doing things the wrong way round; you really need to have sold yours before you look seriously at buying another house - even if that would mean renting for a period of time between sale and purchase of what I assume is not a "new" house but one new to you.
Even if you were to go to one of the national new house builders for a part ex you are looking at an offer at the bottom end of the normal three prices (1. EAs valuation, 2. expected sale price in current climate, 3. quick sale price). And that is still more than you would be offered by the "we buy any house brigade".
To illustrate; a recent scenario I was given on a pex goes like this- price1 £126500, price2 £113000, price3 sub £100000.
In short, if you really want to sell to buy a particular property you may well have to do the sums as to what the minimum price you can afford to sell for is - depending on how long you have owned the property that could be your purchase price+the cost of any improvements you have done+legal costs. That way you may get a quick sale, obviously you may take a shower (or bath) on what you hoped to get for your house!
As regards rental, make sure you read this forum closely for an insight into the various pitfalls. Do not expect tenants to show the same regard for your house as you would.0 -

There are also plenty of responsible renters on this forum with amateur landlords who don't know how to treat their tenants.

Well I finally done it. The flat is on the market, the estate agent talked me into his 1.5% + VAT (!) and 5 month tie in (!) [I really got to the point where the various estate agents were obviously talking to each other and it annoyed me] and the first viewings are booked.
Hopefully I can sell relatively quick as the commute cost for me and the wife at the moment is more than the mortgage we pay!Signaller, author, father, carer.0 -
Just heard off our agent and after 3 weeks of being on the market with nothing, we finally have our first viewing tomorrow! :T
Apparently it's a single mum with kids who has recently divorced and is looking for somewhere fast! We recently changed ours to "no chain" so hopefully this will appeal to her.

How disappointing:
I have had the feedback for the first viewing. Although I have scrubbed the entire kitchen TWICE using Mr Muscle, they thought it was dirty and was worried about fleas in the OVEN from my cat! and then they marked it as a no because the garden would need "plants planting" before they could use it.Signaller, author, father, carer.0
