    our offer has just been accepted!!!!!!
    (we are happy really, it's just a bit scary and we never thought it would happen - played the waiting game over the last few weeks which has felt like a lifetime ;)!!!!!)
    we'll be moving (hopefully, if everything goes through!) from a 3bed semi to a renovation project of an old farm cottage (renovation is the somewhat scary bit!!)
    We've got cash buyers and the vendor of the cottage is buying off a couple who are emigrating in December.
    So not toooo long a chain and in theory everything can be tied up before Christmas!!!
    So hopefully :xmassmile in our new house :T
    Growing old is inevitable, growing up is optional :j

    Wow - today seems to be a day for good news.
    I'm under offer. I had two people offering today and the agent asked for best and finals by 5. They both offered the same and I got to take my pick! I just hope I made the right decision and this goes through okay. I've managed to get only 2k under asking so 2k less than I paid for it back in 2004. I'm just excited about making viewings and trying to find somewhere new to live now.

    Congratulations to everyone - things are starting to move again by the looks of it (at long last)

    Saying that - we accepted our offer over 5 weeks ago now & are still waiting for a valuer or surveyor to come around. We only accepted the low offer on the proviso that they could move quickly having already completed (and now have actually moved out) on their own house. Some hold up on the mortgage as usual so fingers are crossed that it will actually go through this time but of course we wont look for anything for ourselves until exchange - DH is very superstitious

    I really sympathise with you 23rdspiral and ocallo. After we'd been on the market about 6 months, the flat downstairs went on the market with the same estate agent for £8k less than ours, the week after we'd just dropped £2k off our asking price. I was in work when I found out and I admit to a few tears slipping out - I was convinced that was game over for our home selling unless we massively dropped our price. However, all the viewers preferred our flat and we've now accepted an offer and downstairs hasn't had one yet (ha! serves him right for trying to undercut us) and I'm not sure our buyer would have even seen our flat if it wasn't for downstairs because he was only seeing things up to £2k less than ours but figured he may as well see both flats while he was here. Fingers crossed there might be a positive outcome for you too. Yours are probably nicer than the probate houses anyway because they're lived in and will have a warmer feel.
  • hi everyone.
    just a quick update, we had our first viewing ever on sat morning (been on about 4 months), it came completely out of the blue!
    the couple who came to view the house are currently renting so they don't have to sell to buy.
    i think they liked the house - it's difficult to tell, they weren't giving anything away!!!
    the estate agent phoned today, said they left a message for them (for feedback if nothing else), & they'll try again tomorrow.

    can't get carried away too much. but we're just chuffed that we actually got a viewing.
    are there any tell tale signs that are give aways?

  • Well we possibly have some promising news, keen possible buyers 1 who couldn't get mortgage want to view again with parents. I wonder if its bank of mum and dad to rescue.

    We have our eye on two properties so my mind is wandering to what to offer and when considering time of year.

    Wow, great to see so many people with postitive things to say - maybe the EAs weren't all complete fantasists, and things do pick up a bit in September.

    I'm sure that all the HPC guys will be along in a minute to add their congratulations and best wishes that the sales go through smoothly!


    BTW 23rdspiral - we bought a probate house, which was priced a good 10% below the going market price for a house of that type, but there was a good reason - walls covered in an inch of nicotine, needed complete rewire, new bathroom & kitchen, and all the rest! Its sad, but houses which have been lived in by a very elderly person usually need a lot more work to get them to a modern standard, so that should be taken account of in the price.
