so my update:
On Market: 03/05/2010: Selling 5 bed house in Northern Scotland-Home report valuing house at £175k. 1 viewer May, 1 Viewer July, 1 Viewer September. 1 note of interest from July viewer but waiting to sell theirs.No offers yet, Home report has been viewed about 25 times on property centre website.
viewer from July had wood survey done and I finally received a copy this week. needs £1800 approx work for minor woodworm prevention ( 130 year old house) . they are still interested. so just dropped price from £175k to fixed £169k to take into account the work and try to generate more interest.
we noted our interest in the property we want which is sitting vacant way back in May and its still on the market.
anyway congrats to all who sold and stick in there to all those still selling...0 -

Blodwen: On market for 13 weeks, 3 viewers (and buyer who then pulled out) in first month. No viewers or contact from agent in last 2 months. Planning to change agent at 16 weeks.
NEH: On market 29 weeks, 3 viewers,1 ridiculous offer soundout, useless Solicitor who can't find the bed or the flat itself. Planning to rent it out from November.
Emilia15: On market for five weeks (feels like a lot longer), three booked viewers (although only one turned up!), price reduced by £8500 last week, EA who was dealing with us has mysteriously 'left the company', trying to deal with the chronic lack of buyers by adopting a zen-like stance and also by reading this thread
rosered100 - been on the market since March. Had an offer from the first viewer at 91% of asking which we accepted. They dropped out 2 days before exchange. Dropped the asking price to the level of our first offer. Total of 16 viewers, 5 of them viewed twice. Then 2 offers came on the same day a fortnight ago at 10% below our new asking price. We have reluctantly agreed to one of them as long as they get on with it. Havent heard a word from them since.
Grimbal: On market Oct 2009. Found non proceedable buyers. Found place to buy
Harz99: Going on market Feb 2011. Not yet seriously looking at places to buy.

tyllwyd: went on market on 5 May (Election day - great timing!!) Dropped price once, four viewings so far but none proceedable. Enthusiasm for the whole idea of moving gradually ebbing away.
Snowlady07: On market since early Sept 2010. Realistically priced but no interest as yet
Squish_21 - Been on market 15 weeks. Had 1 viewing & 1 very low offer during 12th week (buyer couldnt get the mortgage amount they thought). On 14th week we have started offering '5% deposit paid by vendor', as its a 1 bed flat instead of a price drop. A price drop will follow in January if no more interest. Its tough going for us sellers!
Shabby_chic: Went on market March 2010, approx 10 viewings and a couple were interested but none proceedable. Cash buyer viewed week 14 and made offer £10k below asking, negotiated to £5k less and currently waiting to exchange though plan to complete on 24/09/10 (fingers crossed).
Ocalllo - on market since Feb 10, 3 views only 2 turned up. Chgd agent beginning of June, 5/6 viewings more - 1 x low offer, which we refussed, they came looked at hse again and pulled out! dropped price twice, gone live with new price 1 hr ago!!!!!
Maidmarian - On market from August 2008, dropped price 17%, 21 viewings, no offers. Asking price now below Zoopla and Land Registry indices. Took it off the market today.
Newstudent24-I put my 2-bed ground floor flat up for sale in May 2010, originally for 98,500 (which I thought was a little high at the time but the EA said it was a good price). I have reduced the price twice since then and is now on the market at 92,950. I have had a total of 5 people look at it - one of which was an upstairs neighbour who I think just wanted a nosey around....and a landlady who offered me 20k less than the asking price so I could carry on living here as a tenant. Luckily I don't have 'mug' written on my forehead!
Smiley79-have been on the market since Feb2009 yes thats Feb 2009, I have dropped the price several times to now way under what we bought it for 6 years ago. We have had 2 sold subject to STC which have both fallen through one a week before moving (6th Jan) and the second in April.

So far had one offer (too stupid to even make a counter offer) and one person who viewed THREE times - the last this weekend - decided today not to make an offer and gave no explanation to why... Just lowered the price another £3k...

Now asking is what I paid for the place in 2004! Living with my mum is getting me down and I've started to consider borrowing a deposit from family to buy somewhere and spend practically all my money on mortgages!
Jen: Been on the market 15 weeks 6 viewings, 1 second viewing and 2 cancellations. Our latest viewing took place this afternoon and they seemed positive but don't they all. I won't be holding my breath. But they are under offer and looking to move into the area so sound proceedable. Fingers crossed.
Paul97: On market for 4 weeks two viewings last week, both interested, but 1st one wanted to do a let to buy and can't get finance, 2nd viewing FTB, just had call from EA they have a mortgage in place and are interested, but will not make a decision until weekend after they have looked at other properties. Keep everything crossed for us.
Clarrisa62: We have had our flat on market for nearly a month. 3 viewings, last lady liked but has opted for a slightly larger flat.

Our EA is supposed to be coming on Monday to take new photos of the front of the house, now that we've relaid the lawn, washed the facia boards and got rid of the annoying redundant gate post.

It doesnt matter what you want for the place or can afford to sell at or what the EA tells you, places wont sell if they are overpriced as the list above proves.
Looks like another HPC'er moaning- isn't this meant to be a support thread...
to put things into perspective from my side the market in my area is extremly slow ( Aberdeenshire). since start of the year only about 30 sales within a 20 mile radius. these range from £40k upto a whopping £500k. every single person I have spoken to over the months of selling have all reported that because people at the bottom of the ladder are struggling to get onto the property ladder it is having a serious knock on effect. I know one person who has successfully sold and completed but this was because their buyer was mortgage free and able to get a mortgage for the new property until theirs sold.
as for land registry sales and property bee - I have been looking at a few and as stated above there have been recent sales Above market average and above asking price. When I first put my place on sale Zoopla ( which uses a general formula to value houses) estimated mine to be up at £260k! due to size and land so £169k is a bargain :j
in my personal situation we have a note of interest, and a buyer who is desperate for this property. they are selling a property in England and had an offer accepted back in July. The buyers of their property had an offered accepted on their place they are selling in June but the FTB'ers could not get a mortgage even with 20% deposit. and now it is back on the open market. causing the whole chain to fall apart.
It is indeed tough times but all you need is one person who is 'proceedable' .
one last note of interest for 'The Realist' do you know that this is a COUNTRY wide forum and out of the hundreds of thousands of homes for sale , the users of this forum make up a tiny percentage 24 of us who have decided to tell our story does not reflect that every thing is over priced and we all have to drop our prices.

You've got to laugh, it is the only way. One of these bright sparks had the audacity to tell me that I didn't understand the laws of supply and demand. Funny how I managed to sell my house within 6 weeks. Perhaps I recognised that the demand was low and priced accordingly?
These models of genius seem to think that no demand means that the price stays the same.
Maybe if I end my post with hugzzit will confuse their attack dogs.

Though it did give us an incentive to unpack everything in a week. :eek: I think that's the quickest i have ever unpacked everything when moving!
Sorry to hear there was even more damage than you thought but good luck with the claim.Well, I had a second viewing and the mother of another previous viewer come round this morning and within 2 hours got a first offer. I've rejected it as it's too low for me at this stage but hopefully they'll come back with something more acceptable. The mother seemed very positive too and is sending her son around for a second viewing on Monday, so really I want to hold off until after that before I accept anything.
I'm a little excited, a little scared, and a lot not wanting to get my hopes up right now. Talk about butterflies!

hello everyone, long time no news i'm afraid.
we havent had a viewing since 6weeks before the election. the EA says there's nothing we can do save reduce the price by 18k to below our neighbours stupidly low probate sale price. and even they aren't getting viewings!
so, we're thinking of going 'let to buy' on this property and trying to outride the storm, else we will definately loose all equity we've built up. i can't see a thread about doing this anywhere... does anyone know of one?Relax, Breathe, Love 2014 Challenges:Cross Stitch Cafe Challenger 23. Sorry the selling is not going well for you. I don't think there is a 'let to buy' thread on the board (or certainly not a current one), but there are at least two regular posters on this thread who are doing a similar thing. Maybe a good idea to start one?0
