we have a probate house 2 doors down, we were shocked by the price when it went up. we have now reduced ours within 5k of it (its a mid terrece, we are end terrece with off street pking and bigger plot) but still no good. Our EA has stopped asking us to reduce as they think we have reduced enough. Just nobody buying (in our area anyway) at the mo.
if you go down the road of letting - would it cover your mortgage? ours won't.

Well, good news from me, my buyers came back with another £5k so I've accepted. Fingers crossed for it all to go through now, but they do seem to genuinely be cash buyers so it's looking good. Trying hard not to get too excited!
For the naysayers, the offer I've had matches what I paid for it in Dec 2006, which I'm sure some would have said was overpriced.0 -

went on the market early August for 155k, 2 weeks later were offered 145k from cash buyers. Accepted it with the proviso we keep marketing. No other offers so happy to proceed with them as they are in a good position with no chain (and prices around us have dropped since then). Our buyers are having survey done on our house right now!! so looks like that will go ahead

I just wanted to say we exchanged on our sale on Friday after a long and protracted year of trying to sell the house! I think our buyers have walked into buying our house with their eyes closed to the issues that have been drawn to their attention (as did we) and the market really had gone quiet since their offer was accepted (we let another agent keep it on the books) with 0 viewings in many weeks.

Update from me: staring at the phone....willing it to ring....and the man from the Solictor he say "we have exchanged!"

eek! shame about your neighbour too. we are the 'better' of the two houses too, but not as good a deal as yours by the sound of it!

Had a viewing booked on Saturday for a viewing this afternoon (Monday), they cancelled this morning as its "too far from town"...Our flat didnt drift further away from town during the night!!! (Its a 2min walk btw)
2nd viewing ever (been on 17wks).
