  • Veiwing yesterday went ok I think. They asked alot of questions about running costs of house and other stuff like how thick the loft insulation is which I hope is positive because it's not something I have even considered before. Fingers crossed that they offer but who knows

  • Woo - we have a viewing booked for tomorrow. (2nd viewing we've had, if these turn up).

It is a couple of FTB's. We are offering 5% towards thier deposit so that may be encouraging them.

BTW 23rdspiral - we bought a probate house, which was priced a good 10% below the going market price for a house of that type, but there was a good reason - walls covered in an inch of nicotine, needed complete rewire, new bathroom & kitchen, and all the rest! Its sad, but houses which have been lived in by a very elderly person usually need a lot more work to get them to a modern standard, so that should be taken account of in the price.

Hi tyllwyd, you're totally right that if the house needs work then the price should reflect that, especially if the last owner was old and couldnt do even the simple things in a long time.

the shame is that our neighbour was only about 40 when he died very suddenly of nearly undiagnosed cancer. Apart from the kitchen being a bit dated and the loft being a non-approved conversion (which would usually mean 5-10k less than ours the EA reckons), it doesnt need much work - so whoever buys it for 15-18k less than ours will be getting a bargain. so i guess its the same for probate as it is for reposession, you cant tell the situation till you actually view.

Right! It does sound like an unusual (and very sad) situation. In that case, I'm surprised that they have priced it so low, although maybe they are keen to get the estate wound up.
  • I think it'll be a case of who'll take the lowest offer. Have gone back with a counter offer (closer to their offer than the asking price), just got to wait and see now.

Erk! We've heard nothing back yet but other house now showing as sale agreed :(

We're nearly there selling the flat my husband used to live in when he worked away from home.

Exchanged this afternoon, completion tomorrow which will be a huge relief as there are 2 other flats for sale in the same block at £6K less than we've accepted. Had to drop £3.5K from the original accepted offer after the survey came in £5.5K down from the offer.
