Maybe we should think up a set phrase or sentence to all post, one after another, when posters start to push this support thread off at a tangent? Any ideas? I can suggest:

I get the feeling that the people coming here and quoting "you've gotta drop 10% or 20%" THINK THEY ARE giving emotional support - because if you don't drop now - and actually SELL then in 6 months it will be 30% or 40%. Now giving you advice that will actually enable you to sell and stop all this worrying, is THEIR VERSION of good advice?
Prices are dropping like stones so when people suggest a drop, it is out of the kindness of their hearts - surely they don't want to buy at a reduced price themselves.
Mind you, prices do seem to be dropping like stones, so the altruistic streak could be real....0 -

Ill offer you support as a buyer, who has been waiting a very long time, I brought a house last month, it all went swimmingly well, it was a no chain affair as the current owner went into a home.
Complication with the house, but nothing that I wasnt prepared to deal with, so the house went through as planned, with no hiccups.
I offered 164k on a property listed at 170k in need of new kitchen and bathroom downstairs WC with total redecoration, but then most people like to do that anyway when they move into a new house, if its not already new.
The asking price was 170k which was realistic, i offered 164k and they wanted 166k to take it off the market on the same morning it went on internet/ out to the market, and I said obviously im a perfect buyer being chain free ready to proceed etc. they agreed and accepted a slightly better offer of 165k. OK i only got 5k off, but IMO the property is worth well over 190k roughly when its modernised.
The reason I am saying this is because, I think the price it was listed at was fair which attracted me. I always like a deal and was thinking at one point of knocking say nearer 10% off... with a cheeky offer, but thought, this is a really desirable location only 20 houses on the road, its spacious for what it is, and very unique too. It was going to sell to someone, pretty soon.
Last time a house sold on the road was beginning of 2007 for 210k, and IMO an inferior property to the one I brought with significantly more land front and back, far less overlooked etc, and is still in need of modernisation.
I think prices were going to fall about 30% from peak, IMO this house was valued around that.
Please dont take offence, I am now a property owner, so feel the pain with house falls, but someone somewhere will buy your property, you have to have faith in the estate agents to match you up.
Estate agents need to work hard, and in the past they havent ... imo if you have a motivated agent your sorted.Plan

2) Make healthy savings, spend wisely (Doing)
3) Ensure healthy pension fund - (Doing)
4) Ensure house is nice, suitable, safe, and located - (Done)

Hi all,
I have a viewing tomorrow at 6.30pm, What sun we had has now gone and it is quite dark in the house, would it be better to have all the lights on, or will that send the wrong message.

Yes I would put lights on as it makes a place look bigger. Lamps also help to make a place look cosier (£4 Ikea).
In fact I've just changed my energy saving bulbs for brighter standard bulbs for later winter viewings, as I think energy saving bulbs can look a bit dingy.

I'd definately put the lights on. You don't want people to think the house is dingy and they will expect artificial lights in autumn evenings.0

I know what you mean, but like everyone on here trying to sell, you don't want to put viewers off with anything. Just been round the house to put all lights on and feel like I am at Crystal Palace, we normally only have side lights/floor lamps on so feels really over the top for me.0
