Bullau - if you would like to debate house prices please please please start your own thread on the debate house prices board. Otherwise this thread turns into all the others with nasty posts arguing the same points over and over. Perhaps we are all deluded here, but please leave us alone, please don't try to turn this thread into yet another house price debate one.

i don't think it is fair to generalize.

our house is the cheapest semi D 3/bed in the whole village. it is only 12 yrs old, all netural, new solid wood floors with off street pking and ready to move in - no work required. BUT STILL we can't sell, loads of positive feedback but only viewers are people who have yet to sell their own.
Even the one offer we did get - they had not sold theres.
So i don't think it is always a case of simply being overpriced.

did we not have this discussion thread only last week anyway.:(

It happens every week, some ignorant little buyers or they think know it alls, who are bored out of their minds feel they want to blame someone so on here they come...Thye'll probably blame us for the state of the economy soon....

To the newbies this happens on a regular basis so please try not to get upset by it, they will say all sorts and as some have done laugh in your face but they like trolls want your reaction or to play around with you....Please don't be put off, some of us are genuine enough and human enough to offer support...

"Grimbal: On market Oct 2009. Found non proceedable buyers. Found place to buy

Maidmarian - On market from August 2008, dropped price 17%, 21 viewings, no offers. Asking price now below Zoopla and Land Registry indices. Took it off the market today.:rotfl::rotfl::rotfl::rotfl:

Smiley79-have been on the market since Feb2009 yes thats Feb 2009, I have dropped the price several times to now way under what we bought it for 6 years ago. We have had 2 sold subject to STC which have both fallen through one a week before moving (6th Jan) and the second in April.:rotfl::rotfl::rotfl:

How is the fact that possible buyers are unproceedable or that the poster has sold and it has fallen through at the last minute (due to reasons unknown to us) any reflection on the poster or point to their house being overpriced?

I can only re-iterate what's been said before:

    1. we DONT need a discussion here about the current state of the property market. There are numerous other threads on here. THIS one is about support
    2. you DO NOT know the circumstances behind why some of us are still on the market. There could be numerous reasons for it, as well you know. It is NOT always about price
    3. Please don't call me deluded. You do not know my background, nor the circumstances of my sale. I consider that I have done pretty well in the property market so far, so really don't think your comment stands up to scrutiny.

please, this thread is for support. If you want to discuss market trends and offer opinions on why our houses are not selling, please start a thread elewhere.

The sellers on this thread are, in general NOT deluded. They are aware of what the market is like. They are aware of what the press says the market is doing/going to do. They are aware of what the naysayers and wanna-be-buyers think of the market.

Why do they wonder why their house isn't selling after X amount of months on the market then?. The answer is very, very simple, it's up for sale at a higher price than someone is willing to pay for it.

Any other line of thought is purely delusional with regards to the current market 'value'.

Now I come to think of it, would anyone trust the judgement of these naysayers anyway if they can't understand the difference between a thread for emotional support rather than one for financial advice?

We do not need constant reminders of how difficult the current market is - we are living it on a daily basis.

Amen to that. I must say, I only post to this thread on here, because I find it helpful to let off some steam in regards to the whole house-selling process sometimes.

We're trying to catch the FTB market - of which there are minimal at the moment, as you know. Our new EA is now trying the investor (buy to let) route, which is having more success so far.

With regards to price, we have dropped £8500 (8%) since we first went on (8 weeks ago), and are open and more than willing to listen to offers on the current price.

I think what I'm trying to say, is that from my personal view, I use this thread to chat to people in a similar situation, that won't be bored when I want to discuss certain things, and to bounce some ideas around.

I think it's important to say that just because I don't post on the various 'state of the housing market/economy/country' threads, it doesn't mean I'm naive in my opinions of how much more different it is to a few years ago, and essentially how hard it is to sell a house at the moment, 'rightly' priced or not.
