    Dropped my asking price by 10k to offers over £89,950 and still no viewings, making it worse today though is that the house we had our hearts set on has had an offer put in on it and the estate agent (which is also mine) said that it would probably be accepted :(

    What can you do eh apart from sit and hope!?

    Regards to viewing properties, do you still view houses and fall in love with them or do you just wait until an offer is made on yours then start looking???

    Aww Daisbuys what a shame about the house you fell in love with....although, horrible as it sounds, it's not over till it's over...the house I love went under offer three times after my offer was accepted (then gazumped) on it. Now they've taken it off the market, so I'm hoping when I sell mine I can coax them to sell again (although it seems unlikely). Now I'm just waiting to sell before I set my heart on something and go through all that heartache again :(

    I think its best not to look too hard until you are in a position to proceed, otherwise you are just wasting your time and the vendors time. But equally, I wouldn't stop looking altogether - just keep an eye on the market and maybe view something that really catches your eye. After all, you need to remember why you are putting yourself through the pain of selling so you need to know there is something out there that fits the bill!

    In reply to the question re viewing properties we only viewed houses which were either empty or the EA had the keys so we didn't feel we were putting vendors out but then decided to look at one where the owner would be present. Turned out the sellers partner had viewed mine and already said if either hers or her partner's properties sold they would be interested so now we are in very early negotiations regarding a house swap. Not sure if we will all go ahead but this situation wouldn't have come about if we hadn't started looking before selling.

    We moved all our stuff yesterday to literally "across the road" as the sale of our house should be completed on Friday.

    No internet access yet so typing this in the library and no phone till tomorrow. Surrounded by boxes and have not found a house we love yet but determined to do our best to get the place sold then concentrate on buying.

    Just hope this "emergency Budget" on Monday does not put people off.

    Relative's bungalow near Whitby has just gone on Rightmove so fingers crossed for that as well.

    The only houses that seem to come up at the moment in our small town are either due to bereavement or divorce and neither seems conducive to a realistic price.

    We have ruled out the one that floods twice a year and are wary of the one overlooking a cemetary with an extension that seems less than ideally planned and executed - and they are the "good ones!":eek:

    Going to have to work on DH to do a letter drop etc but he is very wary of the idea.

    Hope everyone is okay, and going to sleep well - I'mshattered right now! Had 2emails from the EAs trying to muscle their way back into the deal on the house I'm buying - it looks like the vendor has caved in to them, I have no clue what to do. Doesn't matter for tonight, I'm still shattered!

    With your property sold you move into the highly desirable buyer category. You just need to keep an eye on properties that come up and move quickly having made your status clear to the local EAs. You can register with them too. They’ll be only too happy to have you on their books for a quick first viewing on ‘new to the market’ properties.

    For the one you’re buying, it’s all the vendor’s problem. You’ve got enough to do!

    I’d store the emails, but definitely not answer them.

    Thanks, notloaded - trouble is, they're asking for my solicitor's details, and they say they have the solicitor's details from the vendor too. I'm inclined to drop the vendor a postcard (don't have their phone number!) asking what he wants me to do, after all, I'm only talking to the competing estate agents.
