well we have accepted the offer £6.5 k under already reduced asking price total drop £19k been on since sept our second room not big that why it been a problem
Anyway we been looking all week n found a house which we will have to compromise on the third bedroom being small but we have options as our youngest grows up so not major prob
The house been on the Market almost a month they have had 2 viewings n us,they retiring n downsizing told me they want money in the bank similar properties similar price although not all got small bedroom. It on offers in the region of £229,950 what are your thoughts regarding starting offer n final price?
We thort cheeky offer start £210 moving up to final offer £220 based on our buyer not in chain n we havent got a mortgage to sort out - what do you think? When they say offers in the region what do they mean they will accept as we had offers in excess of n still accepted £6.5k less (we did get them up several thousand as initial offer really low)
We are going for second viewing today and another look at the area as its 13miles away

week 39- Well our mortgage saga still isnt resolved yet, we faxed proof last Fri that we dont have a balance on the Tesco and Virgin CC'c (as we had trans the balances to barclays 2 months ago) and posted the proofs as well.
Yesterday we received the originals back but when my oh called them to find out what progress has been made (we were hoping they would now be happy with our finances and would be arranging the valuation of the property) but no progress is zero they recokon they need another 5 working days as well as most of last week. Bearing in mind no-one can get a mortgage at the minute what the hell are all these staff at the Woolwich doing all day argh it's driving me mad.
I feel worse as well as our house has been valued last Tuesday so if were declined next week, the other couple have wasted their money
Not expecting a reply everyone, just venting! on a happier note managed to run 2.5 miles this morning, best so far, starting running a few weeks ago to stay sane/ish!!0 -

Jaffacat - you're asking for feedback, imho a really low offer can sour relations, I'd be a little wary, to be honest. I took advice on mine, it was on between £215k and £235k, and I was going to offer £218k. The two people I'm closest to said offer the lowest price, and it was rejected - we settled at £220k. My initial thought had been to offer £218k - and I really get a sense that if I had, it would've been accepted. But you never know! You’ve got yourself into a bit of a corner if you’ve no offer room on the price. The further 5k drop would be the negotiating figure. Hence the reason for staying at the present level of a 20k reduction.
As regards ‘42 viewers on their books’ are you sure they’re being honest? I’ve had EAs approach me to get us on their books with quotes like that. I always ask them to put it in writing to me, and to date not a single letter has turned up!I agree, I wouldn't trust any EA to be up front & honest. But if that's what they say & it's a porkie pie, they're gaining absolutely bu##er all
A good EA would surely be talking to at least some of the 42 viewers along the lines of ‘hey, there’s a great house you’re missing out on, all for the sake of paying £5k more!’
Whatever is said by whoever says it, can only be taken at face value & nothing more. The shows not over, 'till the "fat lady signs," erm! sorry, sings.

I`ve been looking at the EAs website and there are definitely more houses in there plus more sstc. It is always down to what the purchaser wants ie there are quite a few larger houses on new housing estates, some in the local market town and a few like ours, leasehold on lots of communal acres etc. Right person at the right time is what counts. So it isn`t the number of viewers that counts but whether the match is right or not. My opinion is that EAs should be judged on quality and not on quantity
Anyway another viewing on tuesday and one next thursday. So far so good0
