    Hmmm! Not sure what you mean by that. Once the EA sends someone to view, that's it. They have no idea what the viewers reaction will be until they get feedback. The EA can hardly decide which viewer falls into the quality bracket or the time waster bracket until after a viewing, surely.

    I know what my reaction would be, if, as a viewer, I was asked by the EA, "Are you a quality viewer, or a time waster just bumping my viewing numbers up to look good in the vendors eyes"

    It just doesn't work that way. If they send 100 viewers round, Q & Q doesn't come into it.;)

    Viewers been, OH showed them round, he says he feel positive about it, but they have 6 more houses to look at today alone. So we shall see. But we have to think positive so need some positive vibes people. Eveyone think "Woo Hoo Monkeys Bunny has sold the house" in three, two, one..........that should work

    my EA does escorted viewings on his own and gets immediate feedback, which he texts to me. They are A1 estate agents in my opinion. They are also selective about who they bring eg the property is not really suitable for active children but is very very suitable for downsizers who want beautiful scenery with gardeners so they can lock up and leave to go on their cruises

    Well in that respect we are lucky, in that, our property would suit all comers. (even Gippo's, as we have that much off-road parking space. Joking honest, don't want the PC brigade round) :eek:
    We get away in our MH as often as possible, similar to your cruise people, except we don't get sea-sick ;) & the EA suggested that we leave them a key, but there are lots of gismos' in our house that the EA wouldn't have a clue about & besides I'd rather show the viewers round to be able to point out do-dahs that the EA can't be expected to remember in each property they have on their books. Our next door neighbour has a key & the code to show any off chance viewers round if we are away, which we will be tomorrow.

    I quite like having sundays off in a way but am aware of some cars coming into the area in front of the house.One couple actually got out and spoke to our near neighbours " what is it like living here" absolutely wonderful and we get the sun all day long etc

    I think theis couple are the ones coming tomorrow and everything looks so beautiful in the grounds. Just coming in the front and up the long drive is a big wow factor

    Anyway another all over clean coming up later today and I`ll steam clean the shower and all the sinks and loos as they come up so fresh. I just don`t know where the dust comes from

    Part of the stress of selling comes from this super-cleaning when all it needs is something more superficial. Still we want the house to come across as one that anyone can move into straight away. We should exchange on our new house this week so can get the internet details updated on this one soon and that`ll be another plus point

    Just had to share my good news with someone as I work in isolation! :j First of all do hope that those trying to sell had viewers over the weekend and that there is some good news around. For myself, after trying to sell my property since January, I had a call from the EA today to advise a viewer (who had expressed interest about five weeks ago but was selling a shared ownership flat) wishes to buy my house and has now had an offer on hers from a FTB. Trying so hard not to get too excited now. My only concern is that I have agreed to drop the price by a significant sum but have informed the buyer that this is far as I can go (perfectly true). However I am now concerned that should any problems be found on the survey, I will have no further room to negotiate. I am also left in a quandary as to where to move (at present I am living in rented accommodation while I tried to sell my house). Good luck to everyone.

    Very good news! I get stressed by the what-ifs to some extent, and part of the way I've dealt with it is getting ready to move, to be honest - you know, I ask myself, do I want to pay to have this thing transported to my new home? If you're in rented, you may already have done that, but its helped me quite a bit.

    Thankyou. I am one of those but what if folks but I am going to make an effort and take the tip offered. I just can't believe I might actually have sold my house.
