    Yes, I too only work with what I know. I’m not attacking, just trying to help with what I’ve come across. I hope your ‘fixed costs’ work out exactly to your quote.

    My experience is based on buying and selling, at the moment, two properties, one in Surrey and one in Torbay. I researched several conveyancers in both locations, and nobody has said X is what you’ll pay, there’s always been the small print.

    Quite a few of the quotes were inflated to the max at the beginning, making them look unattractive of course. When I pointed out we didn’t need certain things, the general response was ‘we like to allow for additional work’. None of those however said they’d subsequently reduce that quote.

    The other end of the scale was ludicrously cheap and worrying because of that. One guy quoted £199 all in, which clearly would never cover a quality job.

    Yep the fixed quotes work out to be as they say they are, pretty good round here. I think its cos its a fairly small town but we have 6 Conveyancing practice solicitors firms so they have to be fair, accurate and very good otherwise people just go elsewhere

    its hard on here sometimes to say what you mean without it coming accross the wrong way, its like text's messages, they are not as good as the spoken word really.

    maybe we should all just use Bridlington conveyancers haha

  • For comparison here are my latest results (12 May 2010). I have only had one viewer and I've been on the market for nearly four weeks. Estate Agent says 'business is slow', though it obviously wasn't slow for the house I was trying to buy!! boohoo!

    Still no word from solicitors if sale can go ahead for 21st but we have decided to "bite the bullet" and go ahead with a temp rental move .

    DH has phoned someone to come and move the heavy stuff - beds, wardrobes, dressers etc next Monday. We then have till Friday 21st to move smaller items and be less rushed.

    S**** Law the sale will not then be completed till later but at least we will be out and can concentrate on looking for what we want.

    Haven't had any feedback from EA with regards to viewings so far... dont know whether to chase now, or wait until this evening's viewing is done. Probably should ring tomorrow afternoon.

    Really hope someone likes our flat! It does look lovely online, i'd buy it!!! ;)

    Four weeks is nothing in the current market, you’ve only just got your feet under the table. :)

    We’ve had about one viewer per week recently.

    Are you or the EA limiting your viewers in any way, such as proceedability?

    Yes, so are mine. The decision now is which agent. None of them do everything I want e.g floor plans, short tie-in, so will review them all again this weekend. Ideally I don't want to hang about too much so hopefully the market will pick up now the PM is in.

    I have no tie in and 1.25% from the EA. Also a fantastic brochure with floor plans and now 2 accompanied viewings. 6 years ago I thought that they had earned their money and I am thinking they are heading that way again

    Solicitor for buying will be fixed cost of £550 plus searches etc. I am more than happy as she is pro-active, efficient and pleasant

    I wish all the conveyancing slicitors were efficient as she waited 2 full weeks for a simple reply from the vendors solicitor and we are `supposed` to exchange within 28 days from receipt of draft contracts. Ours is now querying an access problem and although we want the property badly, we will always go with her recommendations. Call it fate and what will be will be

    Re the HIP. I don`t think the EA can fully market a property until the hip is in place so don`t hang about. It took 2 1/2 weeks to get up and running and two days later we have the 2 viewings on our property

    I steam cleaned the base of the shower basin late last night. Just bend down and have a look under the rails, it only takes a short time to accumulate gunk. I always inspect the shower most of all when buying as I want to see past the surface sparkle. Tidiness etc doesn`t bother me but deep down dirt does

    4 weeks is nothing we've only had 1 viewer in 3 months....:eek:

    The market has been very slow, partly because of the election, things are starting to pick up now in Scotland not sure where you are but you may find you get more viewers now the election is over and maybe a few more when the new budget is known and the effect it is going to have on folks...

    What is the matter with people?

    I posted on here last week about these buyers, let's call them buyer A, who came to view three times and spent an hour every time looking around. Anyway, they made a derisory offer which I turned down, they then improved it slightly. Meanwhile we already had an offer from buyer B. He was very keen to buy as he had lost a similar property a few months ago as he was not ready to proceed. He came to view in the first few days of marketing and made a reasonable offer. But his flat was not on the market.

    I am keen to go with him as he is offering more. My EA has been chasing him up for weeks and can never get hold of him. In the end he hid and buyer B had not even commissioned a HIP yet. Even though he lives miles away my EA did the HIP for him and was assured he would start to sell his flat. On Monday my EA managed to contact him agan and he has just put his flat on the market now even though he viewed my house 7 weeks ago. :mad: :mad: :mad:

    In the end I had to reluctantly accept the lower offer from buyer A as the other guy just seems like a time waster. When he was told he had not got the house buyer B raised his offer and is now offering 30K above the other buyer! He really wants the place, but why had he not even started selling his flat yet. IDIOT.

    I am in desperate need to complete quickly so I need to go with the lower offer where the buyers are in a good position. I would love to get the extra 30K, but I feel that buyer B will keep us messing around for months if not years.

    Am I right? My OH is not happy, we need the money and it annoys me that buyer A is getting the house so cheaply, but I just feel that buyer B is a joke. He has lost out on one house already as he was not in a position to make an offer and even though he loves this place he has done nothing for 7 weeks, AAAGGHH!
