That is really lovely had you had many viewings?
No, we have had 3. 1 lot put in low offer we got it up a bit and accepted, changed sign to SSTC etc solicitors etc got completion date for February. turns out they were not being entierly truthful about having a mortgage in place, they didnt, and it all fell through cos they could not get one. wasnt happy, wasnt happy at all.
had no negative feedback from out few viewings, just not enough viewings

I thought prices in belfast had dropped 30%. in two years...yours looks way overpriced for the market ...i i have done a search for bt5 and looking at the others for sale yours will be looked over every time...
Yeah, prices have dropped. Houses in our area were selling at 250+ at the peak.

If you limit the search to BT5 and semi-detached houses, I don't think we're miles off in terms of price.

Ok, someone reassure me.
House on market for 2 weeks in total now no vewings whatsoever, have aso dropped price after the first week as we decided it was a pretty ridiculous price to begin with and was probably putting people off.
Going to get hanging baskets for the front this weekend.0 -

Errr, therein lies your problem. Do you seriously think that hanging a couple of baskets of flowers outside your house is going to entice someone to part with an extra £10,000?
Your house is over priced, ask a reasonable price for it and you may find a buyer.0 -

Garrr how annoying is that? I had something similar but not as far advanced...got an offer (the first/only one so far), it was upped, and then they were going to go away and re-do their sums and come back with a final offer (we would have taken the second one if that was their best) and then they realised they couldn't get the mortgage they wanted and couldn't even afford our house, or the first offer they placed....I almost cried...then laughed...:eek:0 -

That was an excellent time to sell and rent. Why didn't you then buy again at the bottom of the market, around February 2009?

Neither of us knows gemma1984, but she has already acknowledged that her house may be too expensive and never claimed what you are implying from her post.
For the record, I think you may still get a further price correction, but whether you do or you don't, taking your frustration out on people you don't know on an Internet forum, won't create it.0 -

We had no viewings at all for the first 2 weeks and I was desperate. Although we still haven't sold, viewings have picked up - hopefully your EA will push the property a bit more if it has had little interest for what ever reason so far.

i find that when you are looking to buy, you tend to drive past the house to see if you like the 'look of it' etc
so hanging baskets cant hurt at all, may even take your mind off it all while your making them up

I'm not taking any frustration out on anyone, I'm simply offering my opinion on the matter. If she truly wishes to sell, then surely it's obvious what she needs to do particularly given that she's stated that the asking price is ridiculous! Do you honestly think that people are gullible enough these days to make a decision on purchasing a house swayed by the smell of fesh coffee or the sight of a freshly mown lawn?
Average house price = £165k, would £10k on this make it a 'ridiculous' amount hence my reference. I'm sorry if people are particularly sensitive on here and do not like hearing opinions contrary to theirs but I'm giving an opinion of someone looking to buy.
Yep, I'm currently still in rented and managed to add a further £30k to my funds since I sold up. Will I be buying soon? Probably not, not until house prices get to a level where I think that they offer value for money. Houses are horrifically over-priced at the moment and buyers are a rare breed. The economy is heading south and huge cuts are coming after the election.
Regarding the 'bottom of the market' (2009), the Government have thrown everything bar the kitchen sink at the economy over the last 2 years including 300 year low base rates £200 000 000 000 of Quantitative easing not to mention other schemes (stamp duty holiday, car scrappage, VAT cut to 15% etc etc) so given the sorry state of the economy, I'll hang on for another year or two and see how things play out thank you.0 -

It’s certainly relevant to take some time in looking at your price and try to ensure it’s right. Nethouseprices is useful for the history, plus look at RightMove for other similar local properties currently on the market. There are few real buyers around right now, and lots of know-it-all tyre-kickers. Just because it’s not going well so far means nothing.
When you get the hanging baskets, get a bottle of plonk and sumfink for the BBQ and have a good weekend!0
