I think you are probably right. Just got to convince OH of this fact. He thinks renting is a big step down, and he's concerned also that house prices may decide to go through the roof in the few months we are 'off ladder'! I think he'd like to turn the offer down altogether - or at least make it subject to our finding somewhere else (its at 96.8% of asking price as of today, and they are coming round for another viewing tomorrow).

I'm just really nervous - we are looking for a five bed with a garden, and to get it in the location we want it'll probaby have to be a 'fixer-upper'. There aren't too many of them around - so I don't want to accept the offer subject to us buying somewhere else and ending up pressured into buying somewhere I'm not 100% about.

Yes, definitely DON'T be pushed into a decision - think it through carefully and do what you think/feel is right. Personally I don't see the house prices going through the roof either, and 96.8% is a good offer. If it's not enough, you can negotiate more, it's all in your court really. Good luck with whatever you decide on :)

Hmmmmm! No viewings in the 6 weeks we've been "up for sale" but since the EAs re-hash of our property description & pics, etc. yesterday, & my last posting at 10am today, we now have 3 lined up.

1st one today at 5.45pm, one tomorrow at 1.30pm & one on Saturday at 4.30pm.

Now I would like all of you wonderful posters to collectively think of us during said times & have the word BUY BUY BUY in your minds.:rotfl:

Let's hope I can get away from this "blackcurrant" icon I've become attached to. Good luck everyone for this weekend.

  • Wow, all these bright spring-time photographs are making me envious, and we only had our photos re-taken last month.

After the photos were updated, we had 3 viewings in 2 weeks, but nothing since (and no feedback from two of those viewings ).

Still waiting for the spring lift...

Hi NEH, Absolutely not. In fact the front shot was taken 3 times before this last time. I'd said all along that there was something not quite right with the frontage pics, but each time they came out to take another, it still didn't look right. But this time we are happy with it. The entire re-hash is all part of the service, if you as the vendor, are not happy with the results, the EA needs to put things right, hence my reason for getting the boss lady from our EA to come out yesterday.

Good advice was also offered by people on this forum. Cheers folks.

    Best of luck

We took ours ourselves, using a low-end digital SLR and a wide-angle convertor lens (from eBay!).

The quality of the photos was far better than the ones the agent took (on a little point-and-shoot digital camera) and because we were taking them, we were able to review and retake as we went along. The only things we couldn't control were the day-light and the weather - it poured down just as we wanted to do the garden shots.

I'd try taking some again now in the spring sunshine, but I promised my better half that once we got the new photos online, I'd stop worrying about them and leave them alone. :o

If you don't have and can't beg/borrow the necessary camera equipment to take your own, just ask the agent about updating them. When we said to our agent that we weren't happy with the existing photos, they offered to come out and retake them, but we had our own done already (and if theirs were taken on the same camera again, I'm not sure they'd have been much of an improvement).

As yours is a seasonal, rather than quality, concern, I would think it would also be in the EA's interests to have updated photographs for your listing.

well i've done all i can: tidied up, cleaned, de-cluttered and de-personalised as far as i can in a day... and the new EA is due in 12 minutes. i'm on here to stop me making a mess by starting something new to tidy in the spare room! :rotfl:

i hope these pics are better than the last ones, but as its sunny out the living room and bedroom will be nice and sunny and the kitchen and bathroom (our best bits really) will be dark and gloomy in comparason.:(
Relax, Breathe, Love 2014 Challenges:Cross Stitch Cafe Challenger 23. Frugal Living Challenger. No buying cleaning products. I used MSE advice to reduce my car insurance from 550 to 325!! & paid it off in full!!!

Best of luck with it.....Our Solicitor came back a couple of weeks after the initial appointment to take the photos and the weather was all over the shop, it's difficult to get the best times...

Thanks Wheeliewood and heygringo, i think I'll bring it up at the next disappointment call. Just need it to stop snowing...I think that it would only be the outside one that would need to be redone.

On the plus side we had the "local" company round today to quote on our stuff being packed and going into storage and they're half the price of the other ones we had from the bigger towns/cities, nice guy as well so gives us food for thought.

NEH I took my own photos and gave it to the second EA as I didn't like the ones they'd done of the house; also mentioned re-taking garden pics to my original agent as since putting the house up we've had it fenced up, and he didn't make any mention of charging more for doing them...need to chase him on that actually, but ask the q - they can only tell you either way. I'd say snow pics defo need to be updated, and the EA should be suggesting this to you themselves!
