    No, we have had 3. 1 lot put in low offer we got it up a bit and accepted, changed sign to SSTC etc solicitors etc got completion date for February. turns out they were not being entierly truthful about having a mortgage in place, they didnt, and it all fell through cos they could not get one. wasnt happy, wasnt happy at all. :(

    had no negative feedback from out few viewings, just not enough viewings

    oh what a bummer i would have been gutted,i think it is really lovely.Think things will get moving now spring is here.It is rubbish selling it really messes with your head lol,are you staying in Brid or going to pasture's new.

    Guttedm yea i say. lol but these things happen we all know that, just hoped it wouldnt. Our house has No Chain as we already have one, on Bempton Lane to be close to my parents. Thank you for saying you like it, just need someone else too now haha

    Feel less panicky as now know there is somewhere we could rent if buyers really are able to move in May. I don't want to risk the sale by any delay.

    Viewing two possible houses on Tuesday- one is in great location and very well presented - but Edwardian (we wanted something easier to manage). Thats one of the reasons I'm moving too.

    The other one is on a main bus route and has a bus stop just outside their drive!:eek:

    After all the panic, just hope our buyers sale to FTBs does not fall through.

    I never want to do another viewing or sale ever!!!!!! Over two years is more than enough for anyone.

    I've sold two other properties, and I *really* don't remember it being this stressful.

    I had a looksee. It looks fine to me - the only thing I can see is that the description on rightmove is really basic - you know, what colour is the bathroom suite, whats the heating like, what sort of sink is it (1, one and a half) where are the radiators, how is the central heating fuelled... from a marketing standpoint, whats the unique selling point, what they call the USP?

    And I've just seen where it is!!! Its about two miles from *my* mum's house, in Formby! Is your mum and dad's house near The Moss? I've crossed it once, its gorgeous, I loved the openness.

    Yes, I've had that, but more puzzling was the alert of a posting from someone who doesn't exist according to the Member's List. Perhaps it should have been no surprise that the post didn't exist either! :(

    You must be our longest running seller on this thread, elona, out of those who've continued posting.

    I think you ended up about £50k down from peak price, but like me, did quite a big reduction in one go, rather than half a dozen small ones. In theory, that should have been rewarded, but theory and practice are two separate things. Our eventual buyer was ages reducing their place, and when they did, it led to an offer and then a further round of reductions passing up the chain to us at number 4. Typically, our other prospective buyers then sold, but weren't able to improve on the bid we held, fortunately, as we weren't planning a gazump. So, we were about £50k down in the end too.

    Going into rented gives you breathing space. It also means that when the right thing comes along you are in a very strong position. It was never an option in the days when property was moving fast, as then you could 'lose' £50k by stepping off the ladder. Personally, as someone looking for something specific & in short supply, I thought that was a nightmare too.

    If your sale proceeds smoothly now, you'll have an excellent chance to make that money back in terms of value. Best of luck now, and in your search!:)

    Of our three viewers in three days, 1st one... well I've already posted her views:rotfl: 2nd one cancelled :mad: 3rd one, yesterday, loved the house & open aspect, the sun all day in the rear garden, even said the decor was very attractive & airy, (1st viewer must be more truthful when giving feedback to the EA) but they have a property to sell which has been on the market for months :eek: Damn.

    ? is this a problem for you or a good thing? we've a bus stop outside our neighbours and it's great if you want to catch a bus! :D


    had another viewing today - first with new agents. downsizers who we'd been told HAD sold but they said they had had an offer and were in a chain. i'd have hoped our new EA would be more honest! they, as usual "loved it", but we'll see, the small garden is normally the stumbling block.

    on the down side the house we want to buy is now removed from the market :(.

    on the up side a house that i've loved the look of for years just had a for sale sign put up! maybe it's a sign?:A

  • Hi there.

    Current renter, potential buyer come in peace. I have had a look around this thread and have some insights in current buyer mentality which may help. Maybe this has been said already, but I thought it might be helpful

    1. Many people do their initial house hunt on Rightmove. I know a few people who have bought recently and all started looking there first. So you need to
    (i) Get some decent photos! Well lit, of every room.
    (ii) Get a floor plan.
    (iii) Price it correctly. Remember your would be buyer can instantly see how your house is priced compared to the local competition. If you are pricing higher than the competition but think your house is better - you need to show why! Nothing screams delusional seller like a house on at the top end for its type in the area with only one (outside) photo and minimal EA blurb.

    2. Don't stick your house on with loads of EAs - it looks desperate

    3. Remember tools like Property Bee can monitor how long your house has been on the market and what reductions (if any) you have done. Do not have the EA put up patently false blurb like "It has been reduced for a quick sale!" when I can clearly see from Property Bee it has sat there for a year plus with the last reduction 6 months ago. You will look a bit silly. It also looks weird/delusional if you keep putting the price down then up then down again then up......

    4. Don't trust your EA. They are often useless. You need to think about what sells your house. Remember the old saying "If you want a job done properly then do it yourself"

    5. Don't do up your house if it needs refurbishing. If it needs doing up, knock some money from your asking and let the buyer make the changes they want. There's no point making it all shiny and lovely from your perspective if the buyer comes along and thinks "I wouldn't have done it like this".

    Point 5 is more my personal opinion, but I think 1-4 is valid for everyone. Good luck to all.
