well i posted a few days ago, i had my first viewer booked in. Spent the whole day and the next morning tidying despite being ill and they didn't show, the EA couldn't reach them, and i've not heard anything. sigh
Im currently in bed full of cold feeling sorry for myself.
The house will have been on for two weeks on thur, and we've only had the one imaginary viewer, I don't know if that mean the price is too high? or should I wait....

we have had ours on since December with only 3 viewings.
if you were valued at that price and think its fair, just wait a little longer.

Its very early days, Maya, but I'm really sorry you had that experience. If you look at your area on rightmove, does it seem appropriately valued, there are lots of estate agents on there, so you don't get jinxed by one agent's opinion.... mine seems very high to me, but its £50k below houses in the area because it needs work doing. you think its fair, its only just starting - wait and see. The election does seem to be affecting things, tho I personally don't experience the connection - others certainly do, and thats what matters!

i wasn't sure what price to put it on at, I had four EAs to value it and i've put it on at 157 which was in the middle of the valuations which were 145, 155, 160, 170, but all the EA's said it was a hard one to value.0

"No shows" should be, hung, drawn & quartered.:mad: & if the EA can't contact them, they are not doing their job. (so nothing new there then!)
We've had 2 viewers in 8 weeks, another was a "no show" but we were notified prior. We've put our house on the market at 10K below the EAs valuation, & it hasn't made a scrap of difference. Wether it's the impending election, or the banks/building societies not lending cash. I think it's the latter. They need to hold money back to pay the vast salaries & bonuses to their whizz-kids.
Whatever the reason, just hang in there, because there's nowt you can do about it. Something is only worth, what someone will pay for it. I've even told our EA that the 10K reduction isn't set in stone & we could still lower it. They've taken that on board, but they've only got 4 weeks left to get interested parties, erm! interested.

We had 2 viewings over the weekend, both loved it but neither are in a position to make an offer as they both have properties on the market, not yet sold. We have another viewing tomorrow with a couple whose house will be on the market by the end of the week.
Is it really worth going to the effort of cleaning and tidying for viewers who are unable to proceed? I know they could sell quickly and then come back, but then 6 months on there could be lots of other houses that they prefer!

Always worth the effort, as you just don't know how quick they could sell.
I have also had 2 viewings within the 1st week, again like yourself they "Loved it", BUT, the kitchen is to small for them. Cant really get over that as there is an adequate picture of the kitchen and the measurements are on the ad, so really don't know what they were expecting as it's only a 2up 2 down FTB pad. The other rooms are all massive in comparison to everything else on the market!
Well I cant really do much to the kitchen at present but I have told the EA that I would knock £5000 off the asking price of £99950 so they could extend/redesign the kitchen. Said they are going to think about it.....0 -
I cant believe people would be so rude as to not even phone to cancel, i sed to my OH they better at least be in hospital, lol, though they probably just couldn't be bothered.
I think it can be worthwhile to show people who cant proceed, as i've viewed a house and now because i really want the house, i will be willing to consider all offers on mine, where as if i didn't have anywhere in mind i'd prob hold out longer for a higher price.0 -

Well we finally got our offer accepted last Thursday afternoon and I completed a mortgage application with the Woolwich that same night. The last 90mins have been spent filling in all those forms you get from the solicitors about our property. All in all we finally seem to be getting there although I won't think that until we've actually moved in !!
Philippa36 - We had 25 viewings all done by us, over the last 8 months and the couple who's offer we've accepted, viewed our house the back end of Jan and hadn't even put theirs on the market until a week after viewing. So my answer would have to be yes it is worth it, but I won't ever forget how angry I'd get, to the point of tears after spending 7 hours prepping my house for 10 mins of a disinterested couple having a wander around.0
