Also wanted to tell the person on other thread who was moaning about ea and rightmove, my dh is a programmer and does work for an ea. thye use rightmove and dh says the title thing depends on what programme they use to upload to right move. He says there is an address field where the ea can type in whatever they like. Thanks Thrify it was me moaning about EA but as we've sold now I don't care LOL. As for dirty and tatty houses well we've seen both and I can see past it but generally the dirty ones are the ones that have been on the market a year. I think you're doing all the right things. The OH moans I want the house to look like new before I put it on the market but people do find anything to knock you down on so you're right to make it look as good as possible.0

Hi everyone, read some of the posts on the other thread but didn't manage to read them all! All of these horror stories of buyers pulling out have me scared stiff though.
Our position is that we accepted an offer a few weeks ago from investment buyers who had their valuation almost immediately and then had an offer accepted on a great place. Our vendors had an offer accepted at the beginning of last week but not sure how far the chain stretches beyond that or whether it's even complete yet. Our survey will be done this week, the mortgage is sorted subject to the valuation and solicitors are busy on the sale and the purchase.
I'm just so terrified of something going wrong and it seems to all be so precarious. We've got a small baby and loads of stuff and really don't want to go into rented so I'm praying it won't come to that.0 -

scw1, a friend passed on a tip she had used when buying a new-build from one of the big housebuilders. You find out when their year-end is and then make your (low!) offer with just enough time to complete by the time their year-end is up. This would probably need you to have completed on your own sale. She says she managed to negotiate a fair bit off (mind you she'd need to, that was last July and the property style she bought is being advertised now for £80k less than she paid.......)0

So sorry everyone is having bad news. I am now dreading joining you all when my house goes up next week:(
we have viewed 3 properties so far and I am trying not to tell myself we have fallen in love with the second one as want to try and keep my emotions out if it! We are waiting for our new carpet to be laid on thurs before getting ea around to take pics. I know this might sound daft having new carpet but son decided to throw a dish of tomato soup on the floor. Think spending £285 for new flooring in kitchen diner is worth it considering might not sell it for a year!
We have 2 appointments next week for mortagage reviews, one with current provider. Have yet to instruct a solicitor. Planned to send kids to mil on Mon so we can do a bit of tarting up but after the 2 we have viewed I think we might be a bit keen. Bloke today had tidied house but place wanted a damn good clean. Can anyone advise us, are we doing things in right order? (hip was paid for and eneergy survey done last week)
Please don't take this the wrong way, but why are you looking at houses when you haven't even put yours on the market yet? All you're doing is wasting the sellers time and effort. I remember when we were selling our house and had a viewer, we'd go through the ritual of tidying everything up and stopping the kids from playing (AKA messing the house up), we'd cancel any plans and used to wait around for the viewer to arrive and half of the time they'd not bother to turn up. When they did turn up, we'd ask them if they were FTBers or had sold their houses and were always disappointed if they said they had just put their house up for sale. In the end we had so many 'carpet treaders' that we told the EA to refuse people who had not sold their houses/were under offer already.
Now that we're in a housing crash and recession, and viewers are gold dust, all you're doing is raising people's hopes and dashing them.
My advice would be to research the area, look at houses on rightmove/EA websites, and to only look around a house when you've sold/under offer and are serious about the house your viewing.Mortgage Free in 3 Years (Apr 2007 / Currently / Δ Difference)

We looked at 3 or 4 houses whilst we were getting our house ready to go on the market. One of those houses maybe the one that we end up buying. Not everyone takes months to sell although I appreciate it is taking longer for most people. If you find a house you love and don't want to lose it you are more likely to price your house realistically. Ours was on the market 1 day before we got an acceptable offer, yes unusual but in some areas not that unusual to get a quick sale.0

I had a buyer straight away as soon as I went on the market too......yet now 9 mths on I am still here. Its a long way to completion, and at the moment so many sales are falling through.

We're in exactly the same position, we've been decluttering and cleaning all weekend. Last time we were looking for a house to buy some of them were absolutely filthy! But there is no way I could show our house if I hadn't tidied and freshened the place up - I do want as much as I can get for it and if that means not leaving washing on the radiators like several of the houses we viewed () or as you say, giving it a damn good clean, then I'm prepared to do it
