    Thanks Not_Loaded. Our EA said that the 'buyers' understand that we have to protect ourselves and don't seem too upset about us marketing it again, although apparently are meeting with their FA on Wednesday (who, has been sick, hence the delay?!) I'll just keep my fingers and toes crossed :-)

    Our house sale fell through last week, nearly a week after completion should have happened. All in the chain were waiting for exchange but it turned out the FTBs had egaged a mickey mouse solicitor who had done nothing. Then someone else in the chain decided they'd had enough and they pulled out. We are surrounded by boxes and desperate not to lose the house we were buying. Both theirs and ours are back on the market. After one day we've got a viewing booked. Wish me luck.

    NOTE: What I learned from my experience - always use a recommended local solicitor - NEVER go for the cheapest or an online one - NEVER, NEVER, NEVER - pay peanuts - get monkeys. If you accept an offer, check the whole of the chain and do not accept anyone in your chain using one of these solicitors either. Make your solicitors make contact with every other soliticitor in the chain to get and maintain a complete picture of everyone's progress throughout. Otherwise, you could be heading for a huge disapointment.

Otherwise, you could be heading for a huge disapointment.

    Firstly, comiserations for your situation. I know what it is like and hope that you can retain the house you want by getting a quick sale.

    I'd agree with a lot of what you say, except that attempting to influence others' choice of solicitor could turn out to be a difficult and counter-productive move too. FTBs are often perverse, but they penny pinch with good reason and are apt to vote with their feet.

    I'd agree entirely about getting a solicitor who will do the things you describe and give you a 'straight through' phone number.

    From personal experience, I'd also add that a good agent will follow the chain through and get you regular feedback, but as others on here will confirm, finding that kind of professional agent is harder than it should be. As a buyer/renter I've been totally amazed at some of the dim-wits I've met, and not necessarily in the 'peanuts' league either!

    Thanks. Been without internet for the frst few days. The move was certainly stressful and we were so upset to leave our old house - in fact the first couple of days we wondered if we'd done the right thing moving!! Settling in a bit now though, and so is the cat - although she has been shut in the wardrobe and under the dishwasher so far (lucky she meowed so we could get her out!). It s very strange getting used to a new place.

    Yes, me too, but we love it really!

    A few days to unwind a bit first, then some more time to reflect.

    We've wielded a paintbrush, made a few doors fit and stopped a roof flying away, but DW and I intend to live in our new place for a full year before committing to anything major in the building line. After all, where things are obviously wrong, one can blame the previous incumbents, just like politicians do!

    So long as the cat is happy.....;)

    Claremac - thanks for the advice. I spoke to the school who told me to contact the LEA and as it stands if we put in his application and can exchange before the 12th Jan and send them a copy of the exchange then they will pass it on to the school who will look at his application along with all the others (we are applying for a place at the Catholic school who accept children in order of their criteria). I did think it wouldnt be a problem exchanging by then but now Im not so sure :(
    It seems our buyers who owned their home outright and didnt have to sell in order to buy our house as they were going to decorate it etc before they moved in, have now decided to add their sale to the chain. They are selling to a family member which as far as they are concerned guarantees their sale but as far as their sale goes the solicitor acting for their buyer hasnt done anything. Please let me wake up one day when its all over!!!!

    As you say, it has to be done gradually. It is time to forget DIY and enjoy christmas now. Merry christmas and happy new year!

    I have to disagree! We used online solicitors for our house sale and purchase and they were extremely efficient - excellent communication. They were leaps and bounds ahead of our buyers/sellers solicitors and kept us informed every step of the way. They did every bit of chasing and responded immediately if we had a query.We paid a very reasonable price. The ones we used were called The Legal House and Lawcomm and both were brilliant. It made a stressful situation much less stressful! I have equally heard terrible things about local solicitors, so I think it just depends.

    The previous owners had left an almost-full garage of rubbish (not the disgusting, rotting kind but rubbish nonetheless) so I spent the next day clearing that out. The house needs some TLC, plus cosmetically there's nothing we like so that's all to do, but as my husband pointed out: the stuff we don't like about this house we can change, the stuff we didn't like about our old flat we couldn't change.

    It's sooooooo quiet. Used to live in a city centre and now we're on a hill in the middle of nowhere. Some of the neighbours have said hello and the area is a 100% improvement on where we used to live. One of the neighbours said, "ah, you escaped!" when I said we used to live in Sunderland. Husband is quick to point out he's not a Mackem at this point.

    So even though there's a DPC to do, kitchen to move, decorating (I like doing that though) we're so relieved to be in a house in an area we like.

    I used to have my Avon turnover (sales) here. They've been removed because it's not appropriate to talk about those kinds of sales as if they're realistic for a new Rep to aim for. :( I signed up at the right time, right place, and was very lucky.
