Well I finally completed at about 3:30 on the 23rd Dec. My solicitor was no help at all until the last day. I should have completed the Friday before. Anyway - I'm in the new house now and its lovely. I don't want to move again for a long while as its so stressful.Never let your sucesses go to your head and never let your failures go to your heart.:beer:0

I get my house back in 10 days time and hope to have it on the market by end Jan once I've sorted out the decor/carpets etc. I've decided to go down the 'house doctor' route and decorate and tart up the house. Mum is moving in with her furniture (which is lovely and modern so suits the house) but I'm going to spend a little on colourful accessories and bits to finish the place. Hope I'm doing the right thing!! Think costs are going to be around £2k but it needs sorting out - I'm sure I'll sell it quicker than if we leave it how it is!0 -

After a few weeks on the market a cash buyer made an offer on my ex Local Authority London flat on Christmas Eve. The pressie from heaven!
So now the finger chewing starts in earnest as we have to wait for the local council to come up with the required documentation. I need to get this to completion before I feel comfortable about searching for my own new home (staying with family at the mo, so feel in limbo)
Can anyone advise me of any pitfalls to watch out for in this LA documents process please?My first reply was witty and intellectual but I lost it so you got this one instead

It’s obviously good that you’ve got this offer and are apparently proceeding. If your flat is ‘ex Local Authority’ surely you have all the paperwork necessary to proceed, ie: you bought it and you currently own it. Why would the Local Authority now be involved?
I hope that now the Christmas and New Year break is over, the buyer is/has been proceeding with the survey for example?0 -

I've been delighted that the sale has been proceeding all weekend, our solicitors even phoned on Sunday :T
We kept all the original purchase documents and records of service charges paid and so on, but it seems a Sell-on Pack has to be provided to the buyer (at a cost to us of £150) covering standard information, such as what the average annual service charge is, what charges are outstanding, what the building insurance covers and if any major works are planned or have taken place to the building.
We have been told that this can take weeks to obtain from the council, fortunately we applied for it shortly after putting the flat on the market. I've never seen one though so am concerned that problems could arise from it.
We were completely honest with our purchaser so if there are any nasty shocks, they are ones that we didn't know about either.
Has anyone had any experience of a Sell-on Pack? Can they be a potential problem?My first reply was witty and intellectual but I lost it so you got this one instead

Hi All,
I've been reading this thead from beginning to end and wanted to post my story as it unfolds.
So to start off, hubby and i spent 2009 clearing all our debts so that we could afford to move house in 2010.........we managed it with the payday in december and it felt great.
I contacted 3 estate agents within the week, got the house valued at between 95 and 115 (big gap!)..but decided to put it on at 99,950 as i want to move it so we can move ASAP as we've seen 3 houses we like.
Board went up on the 4th December and since then we have had 12 viewings and 2 offers, one for 90, other for 92..........we have declined both so far as we think (hope) we can get 95......which is the breaking point that we need to achieve to pay the deposit on the new house.....however we have also started saving like mad, because if we keep getting low offers, it might be the trend and we might have to accept one.
Tricky as i know what we need, but i also see from reading that you will get what the buyers offer ultimately
So apologies for the long intro, but wanted to be up to speed so that i can update on our progress.

My personal feeling on your situation is to give it a bit of time for the 2010 market to build. We’ve had four viewings in December, unfortunately all tyre kickers, but we’re happy to wait a bit.0 -
