Vendor removing fitted carpets!

    Ooh, good idea, all gripper rods removed and any damage made good. Lol.

    That seems reasonable - people with kids/pets don't want nails/rods - when you viewed the house and offered the flooring was safe to walk on - requesting it's left like that is reasonable.

    Another thought OP, do the EA details have the carpets listed? If so they should leave them. I know mine mention the carpets.

  • Some people are so petty aren't they?:mad:

    When we bought our house there was a 1960s boiler and tiny ancient 4 ring cooker in the chimney breast.

    We had got them to reduce their price by 4k to pay for a new boiler and the making good etc as we wanted the boiler to go elsewhere so we could have a range in it's place.

    When we got the fixtures and fittings form they wanted £300 for the ancient cooker knowing full well we would need something to cook on until we could get the boiler removed etc.

    We said no thank you and had several emails from their solicitor along the "are you sure" lines. They probably had to pay to have it taken away. It was covered in gunk and didn't look like it had been cleaned since 1990.

    Went into the estate agents this morning to see if their was any news. The vendors were now saying that because we weren't saying whether we wanted the carpets or not until next weekend (when we'd booked a viewing) they would be rolling them up and storing them in a neighbours garage for us to view there!!

    I said there was no way I'm buying carpets that I can only view rolled up and what about the cost of having them re-fitted?? I told the estate agents to tell them that if they removed the carpets this weekend we'd either cancel the whole sale or drop our offer down £4K. The EA said they were also asking whether we would appreciate them leaving paint and spare tiles because they'd like to be as helpful as possible. I said it would be 'very helpful' if they left me some carpets!!

    Anyway - half an hour later I got a call to say that they didn't want to upset me so will include all the carpets but would be negotiable on the curtains.

    I've managed to get another viewing this morning and to be honest there's only two pairs of curtains I would want. They also have a freezer in the utility room that we would quite like so I've offered £150 for the lot. The cold water tap in the kitchen doesn't work so I've asked them to have that fixed too.

    If they take the items, I'm not too bothered but it was worth a try while they were feeling vulnerable that we might withdraw from the sale.

    We are still going to view again next saturday just to check how they've left it and before we exchange contracts - call me a cynic but I just don't trust them.

    I've asked the EA to e-mail me confirmation that they are now including all the carpets so I can let my solicitor know asap.

    Feeling a bit happier now but want to see it in writing.

    It'd be good if everyone was more trusting, unfortunately, its human nature not to be and that hinders most house sales I think. Its good you've finally arrived at an amicable agreement.
    Most people are working too hard to make really decent money:eek:

    Ever bought a house whre the vendor took the light fittings?

    It does happen, takng light bulbs happens a lot.

    Forgot to add any major garder plants, I have known people dig up stuff and take them.


    Most times a verbal is fine but these vendors have shown their cards don't risk anything.

    The people we bought from took all the light fittings with them. I was glad because they were all horrible and gold, so it saved me a job! We took lightbulbs with us in the packing pre-empting that they might do such a thing.
    They also took vast numbers of plants from the garden (ones that were actually planted, not just pot ones). I know plants cost a lot, but that is a lot of effort to go to!
    They took the curtain rails too, which was a minor annoyance but easily fixed.

    See surely thats what the fixtures and fittings list is for so you know what is staying and what isnt........ Curtain poles depends what type you have if they are bog standard cheapies or Antique ones...
    Mine are Old French Brass ones, bought from an Old chateaux, so yup they are coming with me!

    These were cheapo white plastic rails.
    The list said "garden with plants", but didn't specify which ones. They took all but a couple.
    The list said "light fittings" but again didn't specify. Which means that as long as you have means to light the room up then it's OK. So they replaced their hideous (and cheap) fittings with a standard white cord thing that you hang a lightbulb from, Suited me fine, but it's a bit cheeky.
    The shed wasn't on the list but they left it anyway, too much trouble to take I expect.

    We had a huge row with someone that bought a house from us over this. In a picture of the garden there was a swing set/climbing frame for kids and we took it with us. Anyway our solicitor sent them a letter explaining that Estate Agents details did not form part of the contract and that if they were unhappy they needed to seek redress via their own solicitor and his approval of the contract.

    Never heard another word.
