We've paid the indemnity for the conservatory and got the mortgage provider to agree we don't need one for the windows due to the fact the vendor is now saying that it was only replacement glass.

The estate agent had 3 e-mails from her this morning absolutely seething that we wouldn't agree to pay for the indemnity and threatening to put it back on the market. The EA told her she would have the same problem at this stage next time round. She replied 'I'll wait for a cash buyer'.

Anyway we put them out their misery this morning and even then she complained that we wouldn't complete before friday. Apparently she sent another email to the EA in despair that she had no control over the completion date.

Contracts have been exchanged and we move friday.

EA asked her for the keys and she replied that they had them all, I pointed out that she'd told me a neighbour down the road had a set and lo and behold - she had - so EA has asked for these to be handed over. I'll change the locks anyway for safety.

Fingers crossed everything will go smoothly now!!

We have just sold late FIL house and left not only carpets and curtains but also lots of furniture and all the white goods. Buyers are first time buyers and asked if they could buy them from us but having "been there" we said the could keep what they needed.
Just hoping the house we have put an offer on includes the carpets now

Totally different scenario though to when you are selling the property in which you live: it also saved you the effort of getting the items shifted out before the sale was finalised.

It's entirely standard practice to remove carpets when selling. This is moneysavingexpert. What a great way to save a couple of thousand pounds. Most people transfer carpets down the next-room-one-size-down chain and are only left with one room to carpet.

    * only their pets', if you're lucky.

I would disagree with this. Times seem to have changed. Looking at properties nowadays all properties I have seen come with carpets included. This is in contrast to when looking 8 years ago when negotiating for them was commonplace.

I knew one couple who bought their house from a pair of GPs. When they moved in, all the lightbulbs and lightswitches (!) had been removed, plus the door handles, and all the unwanted rubbish had been chucked down the cellar stairs - charming!

    Final update

Moved in on 24th April but lost internet connection for a while!

Carpets were all still here so all's well in the end. The vendors didn't do any more tricks and left us a new home card and a bottle of wine.

I managed to get some curtains on Ebay for the bedrooms but still need to get something for the lounge and dining room.

We're very happy here - so much space - I keep losing things!

All boxes unpacked now and back on line so all in all I'm a happy bunny!

Good luck to anyone else buying or selling - it's not something I want to do again in a hurry!

Glad to hear that you are in and that you no longer have to have anything to do with the idiots! Have been following your thread and your endless patience. Enjoy the new house! I waited a year, but had no qualms about telling my new neighbours what strange people the old ones had been. Its strangely cathartic...

Glad to hear everything went ok in the end.
When my parents bought the house I grew up in the vendors took everything, and apparently showed up a month or so down the line to get a stone they had forgotten from the garden. Takes all sorts, I suppose!
