I phoned up, i remember doing a quote online about a week ago but couldn't remember he reference number ect. After about 10 minute of searching her system with my name, she found it and offered me the deal.

We've just had our valuation, surprised we got an internal one tbh.
The surveyor was also surprised, I'd put our LTV at 40%, he thought more like 30-35% so that was good news.
He said his next house was just a drive by for an 85% mortgage and couldn't work why.0 -
going back to what I said previously, I can't understand the lenders telephone valuations...when I spoke to the A&L on Friday, they said my house was valued at £296000 - this would mean a 24% drop in 15 months. The average selling price ( from LR ) within 500m of my house in Jan / Feb is £324200 so the A&L 'phone valuation is miles out IMO0

A&L phone valuations ARE miles out. They're effectively turning a 65% LTV into a 60% LTV with their valuations.0

its the other way round isn't it ? at my estimation, i think i'd have a 50% LTV ie borrow 1/2 the value of the house. Their valuation means 60% LTV...0

Forgot to say, the hard sell I got was for home and contents insurance - they didn't press life insurance or PPI or whatever. (But their quotes for those were pretty high too!)0

im ready to sort my mortgage out now, 3.99% is great ive been waiting for these great deals, my house has been valued at 150,000 and i want to borrow about 115000, pay my present mortgage which is 50000 and have the addtional 65,0000 for improvements and things. I can only manage to get a deal which is fixed 4.15% for 5 years, but then again i only have about 33% ltv.
Does anyone think it will come down for someone with the same deposit has me, or should i sort it out now?
We are in no rush but these fixed deals are really good and we think it might be a good idea to get in there early.0 -

chap from the A and L call centre at Wigan. Applied for the 5 year fixed no fees last Thursday. He told me they have beene working all wekend to process applications for this product. He said it would definately close today.0
