Hello!
We went to sign our contracts and what not this morning. We orignally asked for a completion date of a month. The vendor found this unacceptable and wrote back stating 5 days. Too soon for us and our solicitor, so we've asked for 14th August, which is only 8 working days away.
Fingers crossed, that they oblige.
Cost using a fortune what with us commiteed to a letting until 23rd September but so be it. Might give the landlord a chane of getting someone in sooner.0 -
Hi Pat, would I be right in thinking its been just over a month since you had offer accepted?

Yeah, just a little over a month. Would have been a bit less, had our solictior not been sending post to an old address.
I CHAPS'd the 10% last night, so to not wait another 3 or so working days. I thought when spending so much money, another £30 to hurry it up isn't going to make a blind bit of difference.0 -

Phew, we rang the bank today and apparently our mortgage is okay, subject to valuation. I'm so excited! I'd assumed we wouldn't get that far. I know there are still things that could go wrong, but presumably if this house falls through we can at least try for others in the future0

A bit more of the waiting game for me. After A LONG hard process to buy this flippin place. I've done loads of work on buying this place. Originally up for £75k, got them down to £69k. The house is in a bit of a state, and deemed by many lenders as uninhabitable - hence all my reasearch with lenders etc etc. Secured a loan - no problem. Then had valuation, lender valued property at £65k. As 'good' as this is - I'm worried that the vendor (a company might I add) will no budge any further.
The property has been on the market since 2007, and I'm pretty darn sure I'm the closest person to nearly get it. Spoke to a lady today and told her about the lender's evaluation. She asked "so, if you can't buy it for £65k are you telling me you want to withdraw?" (she was nice - that makes it sound a bit nasty). I don't want to pull out, but don't think I can get that extra 4k.She's going to ask the company directors, though I'm thinking the worst at the moment. Bloomin banks.
Hopefully if the company see the light and respect that:
Property has been on market for ages,
It really requires a cash buyer, but I'm closest they've had (due to all my research and hard work)
A reduced rate would win the sale and we can exchange & complete - and they can be 'rid' of it.
But they might think that because I have a relatively large deposit I can afford the extra money - that's not the case
The lady I usually deal with is on holiday, so I've had to deal with a new lady (making the process slower again) - the original lady KNOWS how committed I have been. I contact her frequently, keeping her up to date on all movements. (I don't use their estate agent as they're HORRENDOUS, and I've proved to be more useful and thorough). Really hope the company can foresee a benefit of selling me the house for £65k as they've had loads of problems shifting it. The lady asked me "if I could meet them half way or something?" - I would if I could just gather that money so easily!
Keep ya fingers, toes and even eyes crossed for me!"The future needs a big kiss"0 -
We have exchanged :T:T
Complete on my birthday, next Friday.
Now all we need to do, is hope that our landlord can get someone in from the week after so we can claw some of that overlap cash back.0 -
Congratulations0
