GW did get in touch. I made an offer, they said it was too low then offered me it for £190K, which was too high. I laid out how much we could afford extra on our mortgage and basically said "if you can get us from here to there for £X extra on our mortgage it's a done deal." Their offer, which we had to refuse was with a difference of just less than 30%, but only by a small amount.
As i left it i didn't make an offer as such, i just told her what we could afford and left it up to her to see whether she could come up with a package to suit.
The offer i made at first was very low with a very small % differential. I didn't expect them to accept that.
I've not heard anything yet, but i'm not expecting to hear until the site office opens again tomorrow.Sarah.

Are you dealing with the sales negotiater then? GW have a specific part exchange negotiater who tells you how much your house is worth and then does the deal with you on how much you are going to pay them (whilst getting the deal okayed by someone above them).
This negotiater works full time.
It does seem to be taking some time to sort this deal out doesnt it? Im not sure my heart couldve taken it had it happened in this way for my house.
At least you know they will go within the 30% now.

The roof on my house goes on this week, :eek: it has gone up sooooo quickly. I cannot wait for my weekly Friday visit.

Yeah, i spoke to the negotiator and she made their last offer, which was too much for us and then told me that the sales lady at the site would be in touch and it's her that i laid it out for.
I think if we were desperate to move i think i would be more nervous, but because there are currently 3 developments near our price range i'm quite relaxed. Ha! Plus, we're quite happy where we are for now if they won't strike an affordable deal.
It's great that your roof is on! How often do you get to have a look? When did you pick your options? What are the costs like for their options?Sarah.

Yes, the sales office in my area is closed Tues and Wed. The negotiations were done with a part exchange bloke though.

We are having a real headache with trying to buy a new build. They won't let us do a 75/25 mortgage on one that has not yet been built. They want 85/15 which won't "fit" on asking price. Apparently, there is no room to negotiate so it does fit. Am at a loss as to what to do.0

Its good to hear from an insider - are Christmas and June the best time to get a deal due to financial statements from GW? I really don't think I can go through the strain of selling again so would like it all tied up with a part-ex.
I dont work for Taylor Wimpey but schemes are all very alike, you will get good deals on stock plots ie homes finished but not sold , off plan if a development is just starting they need to get the reserved stickers on,but anything 6 months build away no, they have time to sell it and will discount heavy closer to build complete.my bark is worse than my bite!!!!!!!!0
